WHAT IS A BUYER'S  AGENT &  WHY DO I  NEED  A BUYER’S AGENT? - “Communicate, Defend, and Guide”
 

In the past if a buyer worked with a Realtor to find them a home, that agent always represented the seller. This is called “Seller- SubAgency”. That meant that the agent had fiduciary duties to the seller. Even if you worked closely with the agent, they were obligated to negotiate in the interest of the seller. In 1992 North Carolina changed things for buyers and since then any buyer can put the Realtor exclusively in their corner. You can have representation by Masha as YOUR   “ Buyer Agent”. HOW DO WE HIRE MASHA HALPERN & BOUTIQUE REAL ESTATE?
 

The simple answer is we complete the NC Real Estate Commission’s Exclusive Buyer Agency Agreement so that we would become YOUR agent and work diligently to locate and secure your next home! A Buyer Specialist is paid from the proceeds of the real estate transaction so there is no fee extra fee to you for this service. Under this Agency Contract Masha’s Fiduciary Duties would match those in the chart below under the BUYER AGENT column.

What are YOUR obligations to Masha as her client?

 

Equally  important to remember, when you execute the Buyer's Agency Agreement you are in a contract with Masha and commit to working exclusively with her as your Realtor and not any other during the term of the agreement. Just as Masha  is committing to use all of her expertise to you; you are committing to work only with her. When this occurs, Masha makes your plans a priority and places your needs above other buyers who have not yet made the decision to hire Masha as their buyer's agent. In other words!

 

If you visit a new home community or an open house on your own, you must communicate to the other agent that Masha Halpern is your Buyer’s Agent so that they can record that you have an agent representing your needs. Make sure to give that agent Masha’s  telephone and email information even if they do not ask for it at the Open House; and make sure Masha’s information is on the new home community buyer registration form so that Masha can represent your interest should you pursue a new construction home in that community; and so the onsite builder representative can follow up with Masha for feedback after your visit. 

REMEMBER- Do not divulge any personal or financial information to these agents as they, as sub-agents of the seller, are obligated to tell the builder or homeowner anything you share with them.
