Tour James Taylor’s childhood home!

On Sat. June 4th you can tour the childhood home of world-renowned musician and songwriter James Taylor! $7.00 admission ticket proceeds will benefit North Carolina Modernist Houses, who will be hosting the tour at the Ike & Trudy Taylor House in Chapel Hill. An auction agent will be on site to answer questions, as the 1.5 million dollar property will be auctioned soon.

 

618 Morgan Creek Road is a Modernist home designed by award winning architects George Matsumoto and John Latimer. Peacefully set on 23 acres of forest and pasture, the 3-story, 4,000+ square foot home was built on a hill. It has 11 rooms including 7 bedrooms and 5 bathrooms, and was built in 1952. In the 1960’s, the kitchen was renovated by Arthur Cogswell – a well-known Chapel Hill architect. Cogswell also built the 1964 modernist home of former UNC Men’s Basketball Coach Dean Smith at 613 Morgan Creek Road which currently has an offer pending for it’s sale on the 1.05 million listing. A fact most people are not aware of is that North Carolina has the third largest concentration of modernist houses in America.

James Taylor was 3 years old in 1951 when he moved from Boston to Chapel Hill with his family. He graduated from Chapel Hill High School. His late Father Issac “Ike” Taylor was the Dean of the Chapel Hill Medial School for 10 years. His late mother Gertrude “Trudy” studied voice and filled the home with music. James would perform kitchen concerts with his siblings Kate, Alex, Livingston and Hugh. The family vacationed at their cottage in Martha’s Vineyard in the summertime, though JT attributes most of his songwriting influence to the Chapel Hill area where he grew up.

The bridge that crosses over Morgan Creek close to the Taylor property has been named the “James Taylor Bridge” in his honor and Morgan Creek is the inspiration for the hit song “Copperline” which he wrote with Duke University Professor Reynolds Price. His lyrics mention his ventures as a boy with his family dog Hercules exploring the overgrown wooded area.Today, James lives in western Massachusetts with his wife Caroline and sons Rufus and Henry.

 

On a personal note,in addition to my position as Real Estate Client Care Coordinator for Masha Halpern & The Smart Move Team, I also have a love for music – including James Taylor songs that I grew up listening to which bring me many fond family memories. I enjoyed putting this article together, and I know how much “Going To Carolina In My Mind” means to people here.I am drawn to the homes of Chapel Hill, and in Orange County, NC where I live.

In spite of the fact that summer vacations had a slight impact on home sales for the month of June and sales held to similar numbers from the previous month, pending contracts are up from June of 2013 to June of this year by 7%! Our weather-delayed year has helped keep sales moving longer than anticipated and we seem to still be about a month behind.

The number of SOLD homes- those that buyers closed on- is up 2.4% this year. This is mostly attributed to job growth which showed a 2% increase as well.

In looking at where the increase is mainly reflected we see more new construction home starts and that is the bulk of the 4% of the total growth in inventory this past month. Re-sale inventory is still very limited and having more homes for sale in Chapel Hill or more homes for sale in Durham would REALLY help the market be more vibrant. There are so many homebuyers looking for a home to buy- they're just waiting for the perfect one and then... it gets snatched up! 

What does that mean if you're a homeowner and thinking about selling your home in Durham or if you have a home to sell in Chapel Hill? Well, we are seeing a decrease in days on the market. Our last recording was 78 and now we are down to 67 days! That means homes are selling faster! We have even seen some competition when more than one buyer finds a super house for sale!

This means some great news for the local real estate market!

Overall, the average sales price for re-sale properties has risen 3%. Now, we all know pricing your home is key to selling- as is preparing your home for sale so it shows in its best light. The local market- and even more so your own neighborhood- make a HUGE difference in just how much increase in sales price occurs. We are what's called a hyper-local market...each neighborhood carries its own set of values, so if a conversation with me about property value and preparing your home for sale would be useful, we can meet and discuss a "hyper-specific" guideline for helping you sell your house in Chapel Hill or Durham.

Chapel Hill and Durham Home Sales Strong in Fourth Quarter 2013

Homes are still selling quickly and North Carolina! Our local newspapers are reporting it and I am excited to also share this news with you.

October growth in the "Triangle", as reported by CoreLogic ,was still conservative compared to the national growth of 12.2 percent; but with Raleigh and the rest of Wake County showing an increase of 6.4 percent compared to the same time last year; and the Durham and Chapel Hill areas showing a 6.1 percent increase from October 2012- it's all good news!

Continuing the 2013 trend, Raleigh and Cary home prices rose 5.2% in the third quarter compared to the comparable  2012 time period. Durham  & Chapel Hill areas increased 2.3 % over last year's third quarter findings. Since each neighborhood delivers its own particular appreciation, the old adage " Location, Location, Location" is still one of THE determining factors on what your home's value may truly be. With October closed ( or SOLD ) properties up 18 % from October 2012 and our average Day On  Market continuing to decline ( now 67 down from 114 ), and new inventory ( homes coming on the market now ) UP 10 %; I can happily say the market here is booming!

Many of our home sellers are seeing multiple offers- in fact a reported 10-12% increase, and, in our busy times of the year, noting a much shorter D.O.M of 1-30 days.  With inventory low asking prices have increased. It really is "the law of supply and demand". One final note, As we close out the third quarter and look to  the end of the year; we expect to see  financial concessions by home owners slow to a stop as activity and demand make this less necessary to find a buyer to buy a home in Durham or buy a home in Chapel Hill.
