The CPSC Strawberry Festival and 5K Run, May 7th!

Get ready for some fun! The CPSC Strawberry Festival and 5K Run will be held on Saturday, May 7th, 2016 at 9:00 am at Old North Durham Park in Durham! This annual event with games, activities, food and music is a fundraiser to support the Central Park School for Children.

Music will be provided by Plan B, The Gravy Boys, Yan Kanberu, Sleepyheads and TROSA Band. Food by the CPSC BBQ Tent, Mama's Hot Chicken, Pie Pushers, Captain Ponchos & Locopops AND Strawberry Treats! Obstacle Course, Human Foosball, Strawberry Nails, Face Painting and more fun things to do! A .7 mile Fun Run ($10 entry) starts at 9:00 am in front of Fullsteam Brewery. The 5K starts at 9:30 am in front of Fullsteam Brewery ($30 entry). Parents: CPSC will watch your kids while you run. All proceeds go to Central Park School For Children Monarch Fund for transportation, nutrition, after-school care, camp/club scholarships, field trips and technology. Here is another way of looking at and understanding 'how' changes in property ownership laws could effect you. This information is also available and gathered by the National Association of Realtors. Here are some of the important information my clients, and you , will want to to keep handy when you buy and  when you sell property:

Mortgage cancelation relief is extended until January 1st, 2014.  This is for people doing short sales and not wanting to be taxed on the amount shorted to the bank.

Deductions for mortgage insurance premiums for filers making under $110,000 is extended through 2013 and is retroactive for 2012.

Effecting every homeowner is the energy efficiency tax credit of 10%. The total for this credit is $500 and  was extended through 2013 for improvements- but ONLY to EXISTING homes.

Capital Gains Rate: The C.G.R.  will stay at 15% for those making under $400,000/$450,000  After that tax rate will now be  20%.  The $250,000/$500,000 exclusion for the sale of a single family residence stays in place.

Estate Tax:  The first $5 million in individual estates and $10 million in family estates are now exempt from estate taxes.  After that the rate is 40%.

The market here in Chapel Hill, Carrboro, and Durham has improved significantly. Homes are selling faster and in some cases, seeing multiple offers. Having a great negotiator is important now, more than ever, in a real estate sale! More Good Real Estate News For The Triangle Housing Market

There is more good Real Estate news for the Triangle Housing Market. Here are some of the statistics shared by way of Triangle Multiple Listing Service:

New listings are down from one year ago. A decrease in listings means the market is tightening up. Inventory levels are down. As more buyers go under contract, there is less inventory for buyers to choose from. Pending sales are up in the past 12 months. This is a continuing trend for 2012. As we move into spring and summer, I expect this to continue.

Median sales slightly increased. Closed sales in the past 12 months are up 3.8%. Days on the market are still up. What this means is that home prices are slowly starting to turn the corner, there is modest growth, and that sellers need to be patient when trying to sell their home.

As a real estate broker, I love to see lower inventory of homes because it means I am helping my buyer clients find great homes, as well as meeting our homeowner clients goals by helping their houses sell.

I love when the months supply of inventory goes down. It means real estate in Durham, Chapel Hill and the Triangle area is selling. If you are interested in buying a home or wondering what the value of your current home is, call me. It would be my pleasure to discuss our services with you.

Renting is now more expensive than buying a home

This article out of today’s (4/4/12) Wall Street Journal reporting that on average, renting is now more expensive than buying a home that's comparable! 15 % more! Wow! That's a change from what's been reported for the last few years! And a welcome one at that!

Rental increases are due to a lack of inventory of available rentals.  Lower home ownership costs are the result of lower home prices and low mortgage interest rates.  The following article identifies the high/low cities across the country.

Home Sales Finally Jump 35% In The Triangle!

The Triangle area, which includes Chapel Hill, Carrboro, Hillsborough, Durham, Morrisville, Cary, Raleigh and Apex has finally seen a big uptick compared with the same period a year ago. The housing market had its best February in four years as sales increased 35 percent compared with a year ago. This is great news for those already living in the Triangle as well as those looking to buy in the area.

The size of this increase has given us hope that the Triangle's economy is on the mend. As the economy improves, there is renewed confidence in the real estate market. The Triangle's housing inventory increased 3 percent from January to February. This makes sense. Traditionally, February is the time many people put their homes up for sale. Are you looking to sell your home?

For those interested in buying, it is still a buyer's market.  We are seeing more and more interested buyers because home prices and mortgage interest rates remain low.
