Sunday, December 7

  • The 28th Annual Hillsborough Holiday Homecomings Tour will take place between noon and 6:00 PM. Since it falls on Pearl Harbor Day, this year's event will be in honor of Hillsborough veterans from the Revolutionary War to the Vietnam War! It's a self-guided tour that you will not want to miss!
  • The Carolina Ballet will be performing The Nutcracker at UNC Memorial Hall this Saturday AND Sunday at 2:00 PM. Purchase tickets here!
  • Cirque Dreams Holidaze at Duke Energy Center in Raleigh is the perfect family show!

Whatever your plans may be for this weekend, we hope you stay safe and enjoy yourself to the fullest!

10 Bits of Wisdom for Selecting a Contractor

by LC for Masha Halpern

If ever there was a daunting decision to be made about your home, hiring a contractor would be top of the list. If renovating, who will understand what you're looking for and have the professional know-how to implement? If updating a kitchen or bathroom, who do you call on to get the job done, and get it done right? How do you find that person you trust implicitly with your biggest baby, your home?

Here's 10 tips that will help you zero in on the right contractor for you:

1. Recommendations from Reliable Sources - Your friends, family, coworkers, and neighbors will be your best source for finding the phenomenal contractor of your dreams, so ask! If it helps, take a look at the work they had done by the contractor they recommended.

2. Check the Legitimacy of the Contractor - Before the hire is made, make sure your contractor is licensed, bonded and insured. Ask that they provide proof of insurance by showing certificates for workers compensation and their general liability policy. It's better to be safe than sorry!

3. Contact BBB - You'll be able to find out if any complaints have been filed against a contractor by contacting your local BBB (Better Business Bureau). Visit their site, www.bbb.org, for more tips on hiring contractors!

4. Obtain Estimates in Writing - If you've been given the names of several different contractors, call them all to have them give written estimates for the work you need done. Estimates are generally free, so you may not want to hire someone who charges for this. When you get an estimate in writing, be sure it includes any and every oral agreement made between you and the contractor, and a line-by-line cost breakdown that includes labor and materials.

5. Ask the Contractor for Referrals - It is perfectly reasonable to ask the contractor (politely, of course) for names and numbers of their previous customers. Hearing about the experience of other customers firsthand will speak volumes about the contractor in question.

6. Measure Price & Quality - The saying "You get what you pay for" is often true, but it's also possible to be paying out the wazoo for poor quality. Therefore, do not rely solely on the dollar signs in front of you. On top of price, assess the quality of the contractor's workmanship, as well as making sure quality materials and construction techniques are being applied.

7. Collect a Copy of the Contract - The contract should include a start and end date, spell out the work that is to be done, payment agreements and warranty info. It should ALSO include a "hold harmless" clause that should benefit you as the client as it states the contractor will indemnify you for your liability to those who may be injured or whose property was damaged in the course of the contract's work. Seek the consult of your attorney for confirmation of proper terms and conditions.

8. There's No Pressure to Sign a Contract Immediately - Red flags should go off in your head if a contractor requires you to quickly sign a contract before the "price changes." Most of the time you won't receive an estimated price that is subject to change in a day or week's time.

9. For Peace of Mind, Hire an Attorney - Hiring an attorney to review your contract before signing is a resourceful decision if the job you need done is major or concerns a large sum of money.

10. Alert Your Insurance Company - Before the contractor gets started, contact your insurance agent to notify him/her of the work that is about to take place on your home. Your agent should clarify if you're currently covered sufficiently and disclose if you have different insurance needs before, during and after the work is completed.

If you're a homeowner and you found these tips to be helpful, great! If you're looking to buy a home in the near future, don't hesitate to contact us anytime! With 22 years of real estate experience, we can help you find just what you're looking for.

Food Trucks: Introducing this Southern Delicacy to Wedding Menus

by LC for Masha Halpern

Fact or fiction? Food trucks are becoming a desirable catering option for weddings in North Carolina.

FACT!

Several food trucks - especially in the Triangle area - offer full service catering, and will often provide you with a number of delicious food options that are not regular menu items. These food truck businesses adopt a "have it your way" style when it comes to catering:

1. They can serve guests with or without their truck.

2. They'll cater just about anywhere.

3. They sweeten the deal by offering professional staff and rentals....just like a standard catering company!

Already have your reception planned but like the idea of having a food truck at your wedding? Try this on for size: hire a food truck to serve guests small appetizers and refreshments before and/or after the ceremony. It will tide your guests over until dinner is served (which is particularly good if dinner is at a separate location!), and your wedding will go down as the most memorable wedding EVER for your guests. "Food truck... at a wedding? Yes please!"

Do keep in mind that food trucks are giving up a shift elsewhere to cater your magical event. Be sure to contact your favorite food trucks about pricing and if they have catering minimums, which could change based on the day and season.

As we've mentioned before in a prior blog post, the Triangle is host to a vast food truck community known for its delicious food and treats. If you're southern through and through but have many out-of-town relatives, this is the perfect opportunity to have them sample the delectable cuisine of the South. Bon Appetit!

New on the Market -- 1205 Highland Trail in Chapel Hill!

by LC for Masha Halpern

Welcome to 1205 Highland Trail!

www.1205HighlandTrail.com

Resting on the outskirts of Chapel Hill in the blissfully secluded subdivision of Highland Forest is this stunning transitional with undertones of rustic, yet sophisticated, beauty. Set off the quiet cul-de-sac road that is Highland Trail, this home lies in the center of a wooded, private acre & offers the allusion of living distant from city life.

Enter through the covered front porch into an open, freshly painted foyer that features a wrought-iron staircase & powder room with marble floors with octagonal picture window. A spacious living room is highlighted by a gas log prefab fireplace with hearth featuring Slate Inlay, newly refinished hardwood floors, & a triple window ushering in natural light. An arched entryway leads to the formal dining room featuring two art nooks & an oversized picture window that grants an astounding view of the picturesque back yard. A second arched entryway separates the dining room from the eat-in kitchen, where such accents as subway tile backsplash, stylish pendant light over a porcelain sink, & oak cabinetry make a grand display. The kitchen is really special & features a new stainless refrigerator, counters accented by ‘bull-nose’ edging, a pantry, under-cabinet lighting, range hood over electric stainless stove, large washer/dryer closet, & sliding glass doors to the newly built custom deck.

And a great surprise … hardwood floors on the second level, including the three bedrooms. Unique to the master bedroom, a soaring vaulted ceiling & recently updated master bath with tile surround shower & deep-soaking garden tub, Palladian window, granite-topped dual vanity, water closet & walk-in closet with wood built-in shelves. The master bedroom also includes a third level loft with new carpet & pad; the versatility of this extra room allows for multiple uses, & offers access to the unfinished attic. Passing by a full guest bath with marble floor & single oak-cabinet vanity, step down the hardwood- floored hall to bedroom two where natural light creates a happy space. Bedroom three has gentle light through two corner windows, ceiling fan & bamboo floors – the perfect baby’s room!

Savor the fleeting days of summer on the brand new custom deck featuring steps that lead to concrete & cobblestone patios & raised garden beds. Both children & pets will enjoy the half-acre fenced back yard with its stone outcropping arranged like an obstacle course around the deck & patio area. This truly is paradise for gardeners & nature lovers alike!

This is the perfect opportunity to enjoy a Chapel Hill address & low Chatham county taxes. 1205 Highland Trail is only minutes from Fearrington Village, Southern Village, The Lumina Theater, downtown Chapel Hill, UNC Hospital, & Hwy 64 to Raleigh.

by LC for Masha Halpern

Welcome to 735 N. Pea Ridge Road!

Open this Sunday, April 13 from 2:00 to 4:00 PM

If natural light is what you seek, look no further. At 735 N Pea Ridge Road, the abundance of windows mixed with the home’s open spaces allows light to flow seamlessly from room to room. The views from every angle of the house are glorious year-round as it sits on 1.95 expansive acres. A covered front porch offers plenty of room for patio furniture and is cooled by a ceiling fan on hot summer days. Upon entering the home, guests will be greeted by an open layout that includes the family room, kitchen and dining room. The family room is brightly lit with its many windows and sliding glass door leading to the deck and back yard. This room also boasts a focal point gas log fireplace with earth tone tile and beautiful mahogany-stained cabinets. The nucleus of the main level is the extended kitchen. Fit for an accomplished chef with a huge walk-in pantry, the kitchen gleams with upgraded appliances – including a four-burner gas stove and built-in microwave oven – and an oversized island with granite countertops [NOTE: Fireplace and stove are fueled by propane; the home is heated by electric]. The large formal dining room is complete with windows galore, a large bench seat with storage, and is capable of entertaining a crowd. The main level also accommodates a mudroom with built-ins, powder room, entry to sizable two-car garage, and a laundry room with granite counters and plenty of room for adding more storage.

A wide staircase brings you to the second level containing each of the four bedrooms. Retreat through double doors to a master suite bathed in natural light. The master flaunts a trey ceiling, crown molding, walk-in closet, and even a sitting area with built-ins overlooking the front yard. The serene master bath incorporates the luxuries of a custom double vanity with cultured marble sink, large walk-in shower and deep soaking tub with custom tile surround. The second and third bedrooms are of equal size and have easy access to the hall bath with two single mahogany vanities. The fourth bedroom is an impressive 18.7x17.11 and has three large closets and access to unfinished attic space. This room could double as a bonus, media or exercise room!

This is a great opportunity to own a home that is nearly brand new with low Chatham county taxes! Only 10 minutes from Fearrington Village, 20 minutes from UNC, and 25 minutes from Southpoint, you can finally have a quiet, country lifestyle while maintaining close proximity to shopping, dining and entertainment.

How To Make A Splash With Fantastic Curb Appeal

by LC for Masha Halpern

If you're a homeowner, we invite you to partake in a little experiment. On a day when it's not raining cats and dogs, head outside and walk across the street to look at your home head on. What do you see?

If the answer is, "I see a clean, beautiful home that is ready to welcome any guest, including the Queen of England," this article might not be for you.

But, if your answer is, "I see a home that is overall unappealing with dull colors, clutter and cracks," then stay tuned. The next 8 suggestions could transform your world (and your home's appearance!).

1. Let Your Front Door Sing

Scrub the grime off a dirty door until it shines, or paint it a bold color that pops with enthusiasm! And give door knockers and knobs some TLC too. You'd be surprised how clean a look this will give your home.

2. Paint Is Your Friend

We recognize this is easier said than done, but if selling your home is a priority this year, painting should be high on your list of to-do's. If a buyer is judging your home based on outward appearance alone, you'll want their first impression to be a good one, so paint away!

3. LIGHTen Up

No matter if the sun is up or down, your home should always be seen and look GOOD. Stylish lighting around your front door will produce a welcoming radiance, as will lighting that outlines your sidewalk or illuminates the front of your house. And here's a bonus tidbit: if your driveway is well lit, it will appear larger... and will be safer too!

4. Add Some Metal Glam

An easy way to tell the world that your house is a home and not just a piece of property is by accenting it with a clean-cut metal mailbox. Whether it's out by the road or hanging beside the metal numbers mounted by the front door, the mailbox should act as eye candy and not an eye sore.

5. Plant Flowers For A Powerful Pop

Take advantage of the freshly sprung spring season to plant some of Mother Nature's finest color creations, flowers. Plant them in a front garden or natural area, or add them to colorful pottery planters to flank either your porch steps or front door. By ensuring the good health of your plants, you're creating the desired curb appeal and telling onlookers that this home is cared for, both inside and out.

6. Clean Up...Everywhere

Another way to exclaim "This house is well maintained!" is to do just that. If you keep cracks in walls and walkways repaired, plants trim, yard neatly manicured, and front porch and railing paint touched up, your home will look - and feel - brand new.

7. A Hint Of Whimsy Makes A Lasting Impression

We're not suggesting you ambush your yard with garden gnomes of varying sizes, but it never hurts to add a little something that's warm and welcoming to your garden or front porch. Guests (and buyers!) will pick up on the amiable spirit of your home before they even enter, and that's a lasting impression worth creating.

8. Be Bold, Add Color

If you've always avoided color for the outside of your home, it's time to go bold with your color scheme. Why? For a boost in curb appeal (which is always a plus), and to make your home memorable (which is especially helpful if you're wanting to sell). There's no one way to implement color. It can be as simple as a front door, plants/planters, or even porch furniture with colored cushions. These small pops of color can mean the difference between memorable and forgotten (which means everything to a seller).

So with these great tips, go and be creative!

For more ideas on how to spruce up your home's curb appeal, contact Masha Halpern & The Smart Move Team. Our methods are tried and true when it comes to preparing a home for market. Our track record speaks for itself!

Information contained within this blog is based on the article "Creating Irresistible Curb Appeal in 8 Easy Steps" by Amy Wax.

It's really true when you hear me say, I need more homes to sell...and I'm likely not the only one saying this. My buyers who want to purchase a home have not been able to find that many homes to buy...sellers just haven't put their home up for sale - just yet. They are still searching for a home. Are you interested in finding a home? Searching for a home? Then you know what I'm speaking about!

Last year, 2013, saw double digit drops ...so single digits means the inventory supply got better! It's good news for the local Chapel Hill-Carrboro real estate, Durham real estate, and Cary-Raleigh real estate markets! Home sales have slowed hoping for home sellers to sell their home.

Local MLS figures show Orange County ( where Chapel Hill and Carrboro  are located ) had a -4.4% drop in new homes on the market and that the avg sale price increased 4% to just over $300,000. One could say that if you wanted to sell your home, you could  be selling for a little more...thanks to the lack of supply...and figures show that is what is happening....

Inventory has only increased 2.1% since this same time in 2013. Part of this is due to very low job growth in the "Triangle" area - and part is the result of the toughest winter North Carolinians have seen in decades!

With so many buyers just starting to look for a new home, we really do need more homes to sell!

"My national networking affiliations, high aptitude for technology, professional accreditations and personalized service bring a refreshing perspective to the business of real estate. If you would find a personal conversation about potential real estate business useful, it would be my pleasure to speak with you.”

Raleigh One of Leading Tech Hubs in the World

by LC for Masha Halpern

The world is a big place, but you already knew that.

What you may NOT have known is that North Carolina is home to one of the world's top emerging tech hubs (notice that we said WORLD, not nation).

According to TheNextWeb.com, Raleigh, NC is among "eight cities where technology's influence is growing by the minute, and the world should start paying close attention." The list that we all should be paying close attention to is pretty impressive, especially since Raleigh is the only city representing the USA (and it's right here in our back yard!).

Excluding Raleigh, the list includes Eindhoven, Netherlands, Pune, India, Nicosia, Cyprus, Dublin, Ireland, Hong Kong, China, Malmo, Sweden, and Tel Aviv, Israel.

So how did Raleigh manage to be among these elite eight? There are several reasons, actually.

First, Raleigh is highly attractive to university graduates and technology companies due to its short commutes, housing affordability, and a notable title of being the number one city in the US for young families.

Second, the past twenty years have brought Raleigh the recognition of "third-highest job growth and second-highest population increase in the country."

And third, Raleigh teams up with Chapel Hill and Durham to be part of the North Carolina Research Triangle, which is one of the nation's leading research parks. RTP boasts greatness in the IT and biotechnology fields and houses such companies as IBM, Cisco, Sony Ericsson, and much, much more.

It's hard to believe that Raleigh, OUR Raleigh, is one of the most technologically advanced cities in the world....but it's true!

If Raleigh or neighboring Durham and Chapel Hill intrigue you as possible cities to one day reside, don't hesitate to contact the real estate team who knows the Triangle BEST, Masha Halpern & The Smart Move Team

North Carolina's "The Triangle" is THE Place for Fine Cuisine

by LC for Masha Halpern

If you're a Triangle resident you're in luck (if not, this gives you reason enough to visit or relocate!).

Several chefs and restaurants in the Triangle area are, well, kind of a big deal. So big, in fact, that NC residents aren't the only ones to have been impressed. Not even close.

Ten of NC's very own chefs and restaurants have been recognized on a national scale as semifinalists in the James Beard Foundation's annual awards (in other words, the Oscar's of cooking).

Semifinalists from the Triangle include Durham's Phoebe Lawless of Scratch BakeryGiorgios Bakatsias for outstanding restauranteur in Durham, and Pittsboro's The Fearrington House Inn for outstanding restaurant (one of its chefs, Colin Bedford, is a semifinalist for Best Chef Southeast!).

Other semifinalists for Best Chef Southeast are Raleigh's Ashley Christensen of Poole's Downtown Diner (among other restaurants in Raleigh), Cary's Scott Crawford of Heron's at the Umstead Hotel and Spa, Hillsborough's Aaron Vandemark of Panciuto, and Durham's Matt Kelly of Vin Rouge and Mateo Tapas and Scott Howell of Nana's

If you've never tried one of these restaurants in the Triangle, you really should! After all, you'd be dining in Durham and Chapel Hill's finest restaurants! It doesn't get much better than that!

From fine dining to eating mom and pop style, the Chapel Hill, Durham and Raleigh areas have it all. Contact us today for our recommendations or to give us yours!
