In spite of the fact that summer vacations had a slight impact on home sales for the month of June and sales held to similar numbers from the previous month, pending contracts are up from June of 2013 to June of this year by 7%! Our weather-delayed year has helped keep sales moving longer than anticipated and we seem to still be about a month behind.

The number of SOLD homes- those that buyers closed on- is up 2.4% this year. This is mostly attributed to job growth which showed a 2% increase as well.

In looking at where the increase is mainly reflected we see more new construction home starts and that is the bulk of the 4% of the total growth in inventory this past month. Re-sale inventory is still very limited and having more homes for sale in Chapel Hill or more homes for sale in Durham would REALLY help the market be more vibrant. There are so many homebuyers looking for a home to buy- they're just waiting for the perfect one and then... it gets snatched up! 

What does that mean if you're a homeowner and thinking about selling your home in Durham or if you have a home to sell in Chapel Hill? Well, we are seeing a decrease in days on the market. Our last recording was 78 and now we are down to 67 days! That means homes are selling faster! We have even seen some competition when more than one buyer finds a super house for sale!

This means some great news for the local real estate market!

Overall, the average sales price for re-sale properties has risen 3%. Now, we all know pricing your home is key to selling- as is preparing your home for sale so it shows in its best light. The local market- and even more so your own neighborhood- make a HUGE difference in just how much increase in sales price occurs. We are what's called a hyper-local market...each neighborhood carries its own set of values, so if a conversation with me about property value and preparing your home for sale would be useful, we can meet and discuss a "hyper-specific" guideline for helping you sell your house in Chapel Hill or Durham.

Summer is almost here! According to the Triangle MLS Monthly Indicators, pending sales were up across the Triangle 35.2% and there is now a 5 month supply of homes on the market, the lowest level since August 2007.  Prices have moved higher in certain price points. The Median Sales Price in the Triangle increased 2.2% to $194,200. The Days on Market (DOM) was down 9% to 115 days. This is the 3rd consecutive month where the average DOM has been lower than the prior month. The May average is the lowest since December 2010. 

According to Dave Bracken, a Real Estate writer for the News & Observer, "The Triangle housing market continued its run of positive growth sales in May, with sales increasing 28%. While it is certainly easier to sell a house now than it was a year ago, it remains very much a buyers market, where sellers must make the necessary improvements to their homes and price them aggressively if they hope to find a buyer."

When looking at the number of showings in May, this is what we see: Homes that are priced in the $200-$299k range, have the most number of showings. Homes in the $300-$399k range, produce a high number of showings as well. While real estate numbers continue to improve, real estate sales are tied to consumer confidence and the economy. The more improvements we see related to jobs and domestic growth, the better the Triangle real estate market will be.
