Foodies Flock to Durham, "America's Foodiest Small Town"

In 2008, there were THREE exceptional restaurants in downtown Durham: Toast Paninoteca, Rue Cler, and Piedmont. These three restaurants helped score the Durham and Chapel Hill area a title of "America's Foodiest Small Town" from Bon Appetit magazine. They were courageous leaders in an "under-charted" Durham frontier that was only starting to manifest potential greatness in the food realm.

Today, there are a total of TWENTY-TWO restaurants in the downtown sector that earned an "honorable mention" in a recent publication of The News & Observer. Durham's near overnight transformation into a foodie's paradise is nothing short of amazing. In fact, The News & Observer called it "astonishing" and "spectacular." In just six years, a four-block interval on Main Street has turned into an incredible dining selection that will satisfy most any craving. Greg Cox of N&O stated the possible dilemma you might have in choosing where to eat on any given night: "Do you go for contemporary fine dining at Revolution or soul food satisfaction at Dame's Chicken & Waffles? An authentic Cubano sandwich at Old Havana Sandwich Shop or Spanish tapas and a world class sherry selection at Mateo?"

But Main isn't the only street in Durham where good food reigns. Walk a short distance and you'll be faced with even more choices: Bull City Burger & Brewery where house-brewed beer and local grass-fed beef burgers consume the menu; Pompieri Pizza and Pizzeria Toro where your teeth can sink into wood-fired pizza specialties; or Dos Perros, where you will be served traditional Mexican with a contemporary twist. And we haven't even mentioned dessert yet...

In downtown alone, your options include such delicacies as a maple bacon bourbon donut from Monuts Donuts on E. Parrish Street, a blueberry pie with cornmeal crumb (available in June/July) at Scratch Bakery on Orange Street, a cocktail-inspired cupcake at The Cupcake Bar on E. Chapel Hill Street, or a scoop (or two) of The Parlour's house-churned salted butter caramel ice cream. 

It is indeed true that downtown Durham hoards a wealth of good eats, but the city of Durham is vast and there are many restaurants that have been designated "noteworthy" by the foodiest of foodies. If ever there was a reason to explore all of Durham, food is the most epic reason of all!

In spite of the fact that summer vacations had a slight impact on home sales for the month of June and sales held to similar numbers from the previous month, pending contracts are up from June of 2013 to June of this year by 7%! Our weather-delayed year has helped keep sales moving longer than anticipated and we seem to still be about a month behind.

The number of SOLD homes- those that buyers closed on- is up 2.4% this year. This is mostly attributed to job growth which showed a 2% increase as well.

In looking at where the increase is mainly reflected we see more new construction home starts and that is the bulk of the 4% of the total growth in inventory this past month. Re-sale inventory is still very limited and having more homes for sale in Chapel Hill or more homes for sale in Durham would REALLY help the market be more vibrant. There are so many homebuyers looking for a home to buy- they're just waiting for the perfect one and then... it gets snatched up! 

What does that mean if you're a homeowner and thinking about selling your home in Durham or if you have a home to sell in Chapel Hill? Well, we are seeing a decrease in days on the market. Our last recording was 78 and now we are down to 67 days! That means homes are selling faster! We have even seen some competition when more than one buyer finds a super house for sale!

This means some great news for the local real estate market!

Overall, the average sales price for re-sale properties has risen 3%. Now, we all know pricing your home is key to selling- as is preparing your home for sale so it shows in its best light. The local market- and even more so your own neighborhood- make a HUGE difference in just how much increase in sales price occurs. We are what's called a hyper-local market...each neighborhood carries its own set of values, so if a conversation with me about property value and preparing your home for sale would be useful, we can meet and discuss a "hyper-specific" guideline for helping you sell your house in Chapel Hill or Durham.

Well if you were waiting for the flood gates to open on the local Chapel Hill real estate market, or the Durham Real Estate market- get your paddles and boats! We are swimming in new listings and home sales!

After  a record-breaking 39 month decreased inventory we have finally had in an increase in homes for sale in Durham, and homes for sale in Chapel Hill. While it may be conservative, a 2 % increase in price is nothing to scoff at. Home sellers are finally realizing some equity if they bought in the mid 2000's and can now look at buying a great Chapel Hill  home or a great home in Durham!

 

Inventory is up 5 %from last year at the time and 4 % from April....and with so many more buyers looking now, pending sales increased in May 15%! That's an amazing figure! Home sales increased 24% over April and 4% from May of last year. This makes so much sense when you track the showing figures and trends the way I do for my clients!

We have had the highest # of showings  in May  since 2010! This completely explains why we have been able to bring multiple offers to our sellers on many occasions recently...and experts agree with me that the season has been extended several months later than usually we would have because of the longer & colder winter....and what does that mean to you and me??? Several more great months to buy and sell a home!

Durham's NOSH Earns a DELICIOUS Rating from Masha & The Smart Move Team

We recently had the privilege of experiencing a local Durham eatery known as NOSH Eclectic Foodstuffs. Our conclusion? YUM-MY. NOSH lives true to its name, for it indeed offers an eclectic array of delectable dishes.

Started by Wendy Woods and Piper Lunsford, NOSH is a community-centered restaurant that has quickly become known for its comfortable atmosphere and its fresh, good eats. The menu is suited for vegetarians and meat lovers alike, and covers breakfast, lunch and dinner (it’s the ideal place to brunch!).

The day we dined at NOSH, we arrived around 12:30 and slipped into a line of four people, which gave us just enough time to explore the menu board soaring above and peek at the fascinating interior design surrounding us. We placed our order, sat down with a number in hand, and waited with much anticipation for our food.

As the waitress rounded the corner with our plates, our tastebuds fluttered with excitement. Never have two egg salad sandwiches looked – or tasted – as good as these! Our sides, curried couscous and pasta salad, were the perfect handmade complements. And a large pickle slice draped over the sandwich was the ultimate finishing touch.

Needless to say, disappointment was the furthest thing from reality that day…

So if you’re looking for a casual yet out of the ordinary (in a good way!) dining spot in the Durham and Triangle area to hang with friends or family, NOSH is a must try. Take it from us!

Celebrating Independence Day in the Triangle

Today, the 4th of July, is a day we as Americans celebrate the birth of not just our nation, but our free nation. 238 years ago, our forefathers signed a document known as the Declaration of Independence. With this document,  America separated itself from the tyranny of England and the groundwork was laid for the Constitution, giving us the freedom and rights we as citizens enjoy today.

So what are some ways to celebrate Independence Day? If you live in or near the Chapel Hill or Durham areas, we've got some ideas for you...

Kenan Memorial Stadium, Chapel Hill

When it comes to celebrating the birth of our nation, Chapel Hill does it right. Rated as one of the top ten 4th of July celebrations in America by Travel & Leisure Magazine, Chapel Hill's free family-friendly festivities take place in the Kenan Memorial football stadium where the gates open at 7:00 pm. Enjoy a multitude of activities for the whole family, including a watermelon eating contest hosted by DSI Comedy. Winners will receive two tickets to a DSI Comedy show, and the grand prize tickets are to a choice UNC football game!
