Celebrate Earth Day!

There's many different ways to celebrate the planet we call home, but here's seven ideas to get you started.

7. Update your lightbulbs to the energy-saving fluorescent kind. Put even your lamps to work for the cause of preserving the environment. The earth - and your energy bill - will be thanking you.

6. Abstain from driving. Vehicles are one of the biggest sources of pollution. So grab your bikes and say yes to exercise!

5. Forego bathtime. This one may sound entirely too gross to attempt, but considering the amount of water wasted in just a ten minute shower (approximately 50 gallons), it won't hurt you to skip this part of your daily routine. Besides, a daily bath is a comfort, not a necessity to your health.

4. Pay bills online. There's a good explanation for this one. Paying bills online = saving paper. Saving paper = saving trees. Saving trees = keeping our earth healthy and beautiful!

3. Adopt a highway, park, stream or beach. Pack a picnic and join forces with family and friends and make a day out of cleaning up and revitalizing your adopted area!

2. Start a compost pile. Instead of trashing those unwanted banana peels, coffee grounds and paper towels, put them in a compost bin to create natural fertilizer for outdoor spaces!

1. Plant a tree. Planting a tree is one of the most popular ways to celebrate Earth Day. Year after year you can watch the tree grow and be reminded of how incredible our planet truly is to sustain the life of this tree... and you!

News resources are reporting what I am seeing "on the ground." Chapel Hill, Durham and Raleigh Real Estate has a home shortage; but when a good home comes on the market, it sells fast and sometimes for over list price with multiple bidders.

Buyers who were put off from their home purchase plans in January and February due to weather came out in big numbers in March and purchased homes that were priced to sell and in move-in condition! 

Location played a factor as many younger buyers are trending towards conveniences of city vs suburban lifestyle; but home sales rose - and that's a good sign - even if we are about a month behind due to inclement weather.

Finding a new home hasn't been easy and with historically low levels ( down 7% from last year and 46% from four years ago ) it's left many puzzled and asking, "Why aren't more houses coming on the market? In a typical market, the law of supply and demand says increasing demand would lead to rising prices, which would in turn entice more homeowners to put their homes on the market for sale.  But it's not happening...or at least not as fast as we would expect for this time of year. Why?

Well, I alluded to one reason earlier, younger buyers preferring more city life conveniences to suburban neighborhoods. Homes like our listing at 411 Fairoaks Circle that's convenient to downtown Chapel Hill sell faster!

Some Chapel Hill homeowners and Durham homeowners may have purchased when the market was more inflated and aren't willing to sell unless they break even or realize a profit. Most price measurements put the areas annual appreciation between 3-6%, which means some homeowners may consider selling their home, but not for a few more years.

For sellers, the market looks different post-'bubble.' Mortgages for buyers are harder to obtain which can mean less purchasing power for buyers. This means buyers are looking at more affordably-priced homes to buy- and that lack of purchasing power has helped keep prices lower. Many sellers are opting to wait. But there are some great finds out there! Take a look at our listing at 4310 Hope Valley Rd - it offers space and a great design!

Lack of purchasing power also means homes that sell are more move-in ready than not. Buyers simply can't afford to buy and fix up a home in this market. Some sellers are considering investing in their home with updates to entice buyers to their home.

New home construction sales are also down in the first quarter, mostly because of less speculative building - or spec homes - on the market. Our local markets are down to a quarter of homes available for sale when new home sales used to account for as much as 1/3 of the market share.

So where is the good news? It is in some of the numbers that appraiser, Stacey Anfidsen, discusses in his quarterly review.  Inventory is down 3% from last year at this time but up 6% from last month. Weather!. People hate to drive in snow! Pending sales were down 2% from last year but up 35% since in March! Yes, once it warmed up, buyers came out and bought a home!  They did it quickly too! Average Day on Market dropped from 112 to 85 days in March.

One bit of good news Stacey notes in his message this month - our market is about 4-6 weeks behind where it normally would be in terms of activity... so maybe that means more buyers will be looking later in to the year... allowing more home sellers to sell their home in 2014!

Pros and No's to Kitchen Design in 2014

Kitchen design for 2014 may have you a little shocked and surprised as once popular trends start to make their way out. If you're in the beginning stages of remodeling your kitchen, take a quick peak at what experts say are "Do's" and "Don'ts" this year.

Solid-Surface Countertops - Do

According to Marc Thee of Marc-Michaels Interior Design, Inc., synthetic materials are becoming highly attractive to homeowners because they, unlike granite, are durable and have a guaranteed beautiful finish. Solid-surface counters offer multiple color options and have several thicknesses to choose from. CaesarStone and Zodiaq are among the popular choices.

Granite Countertops - Don't

There's no denying granite makes a beautiful countertop, so why is it going out of style? Because it's EXPENSIVE and UNRELIABLE. Granite is unreliable in two senses: 1) It can chip easily, so it's not great for everyday wear and tear... particularly if you have kids. 2) Granite's overall cohesive look is unpredictable. Two slabs may be the exact same, but a third could have unwanted pink lines running through them. There's no such thing as control when you're dealing with natural materials.

Open Cabinets - Do

Open shelves and glass-front cabinets are all the rage these days. This is due to changes in lifestyle; kitchens are now a hangout spot and place for entertaining. Homeowners want their kitchens to be just as decorative as the rest of the house, and open shelves and glass-front cabinets allow for handsome arrangement of china and dishes.

Closed Cabinets - Don't

Jamie Beckwith of Beckwith Interiors in Nashville says that closed cabinets are desired less and less these days because they do not mix well with the "open entertaining" feel many homeowners are trying to achieve. Furthermore, Beckwith mentions closed cabinets cut off your line of sight. She says, "People now want the sightline and above to be more decorative and homelike than typical kitchens with upper boxes around the room." 

Wood-Stained Cabinetry - Do

Let's face it, kitchens take a lot of beating - cabinetry included - which means homeowners are looking to stick with something that can handle the rough treatment. John Willey of Willey Design LLC points out that cabinets with a wood-stain finish are very forgiving and are "still protected by a top coat of polyurethane." He goes on to say "salvaged wood is very of the moment. It brings that character and romance that you don't get with other materials."

Lacquered Cabinetry - Don't

Willey comes down hard on lacquered cabinetry because it simply is not durable. It may look good for a time, "...but once you have one ding, you have to replace the whole cabinet door." We're not exactly talking cheap or sensible here.

Light-Colored Floors - Do ... Dark Floors - Don't

Dark floors are a thing of the past (more specifically the 1990s). Willey says the reason more of his clients are choosing lighter flooring now is because many "people are realizing it [dark wood] can show more scratches and dust than a pale wood." He goes on to say, "Homeowners with children can scratch up their floor more easily, but a paler wood can help disguise a lot of that."

Get Your Walking Shoes Out for the SPCA Dog Walk in Raleigh Next Weekend!

Attention dog lovers in the Triangle area! Clear your schedule for next Saturday, April 19 and plan a trip to downtown Raleigh for the 15th annual SPCA K9-3K Dog Walk at City Market and Moore Square! SPCA and Raleigh's historic City Market are partnering to host this day-long event (10 am to 5 pm) that spans two city blocks.

This event is a benefit walk to help homeless dogs, and it's a great excuse to get outside for some family-friendly (and dog-friendly) fun! This year's theme is We Are Family! so bring every member of your family for a chance to walk and give homeless pets an opportunity to join their own family. 

 

City streets will close at 11:00 am for the 1.8 mile dog walk.

Once you've completed the walk, more festivities await! The Family Fun Zone is new this year, and includes a monstrous 20 foot inflatable slide and 418 square foot inflatable obstacle course. At noon country music singer Chuck Wicks will give a live performance, and the rest of the afternoon you will be serenaded by the local popular Raleigh band Shine.
