Chapel Hill, NC One of Twenty Booming Towns in the South

Everyone who lives in or near Chapel Hill, North Carolina recognizes the significance of the saying "Southern Part of Heaven."  Chapel Hill's beautiful scenery mixed with a history worthy of pride (and of course a bit of Southern charm) all combine to create a town deserving of this local term. 

While locals are well aware of Chapel Hill's worth, they aren't the only ones singing its praises. According to the magazine Ideal Living, Chapel Hill is one of twenty booming towns in the South. What makes it even more special is the fact that it's listed among popular cities like Orlando, Florida, Charleston and Myrtle Beach, South Carolina, and Nashville, Tennessee. 

Reasons for their including Chapel Hill in this booming southern town category? Chapel Hill is "Charming, stylish and filled with a dizzying array of quality bars, restaurants and nightclubs"; it is home to many with Ph.D.s who have found "work developing breakthrough technology in North Carolina's Research Triangle," and one shouldn't be "surprised to see them mingling with local artists and musicians at one of the local shows or art exhibits." 

One final reason? This beloved city is indeed growing, and growing fast, but its appointed leaders are thinking to the future by planning "low-impact developments and greenways to preserve its natural beauty." In other words, years from now you can expect to see green, not skyscrapers!

It's really true when you hear me say, I need more homes to sell...and I'm likely not the only one saying this. My buyers who want to purchase a home have not been able to find that many homes to buy...sellers just haven't put their home up for sale - just yet. They are still searching for a home. Are you interested in finding a home? Searching for a home? Then you know what I'm speaking about!

Last year, 2013, saw double digit drops ...so single digits means the inventory supply got better! It's good news for the local Chapel Hill-Carrboro real estate, Durham real estate, and Cary-Raleigh real estate markets! Home sales have slowed hoping for home sellers to sell their home.

Local MLS figures show Orange County ( where Chapel Hill and Carrboro  are located ) had a -4.4% drop in new homes on the market and that the avg sale price increased 4% to just over $300,000. One could say that if you wanted to sell your home, you could  be selling for a little more...thanks to the lack of supply...and figures show that is what is happening....

Inventory has only increased 2.1% since this same time in 2013. Part of this is due to very low job growth in the "Triangle" area - and part is the result of the toughest winter North Carolinians have seen in decades! 

With so many buyers just starting to look for a new home, we really do need more homes to sell!

Townhouse vs Condominium - What's the Difference?

Condo, townhouse. Townhouse, condo. Are these terms interchangeable? Or does each represent entirely different modes of living space?

The North Carolina Real Estate Commission has the answer we're looking for. 

Condo - The owners of condos own the inside of their units.

TownhouseThe owners of townhouses own the whole unit, which includes exterior surfaces and even the land on which the townhouse rests.

While specifications on owning these two types of properties differ on paper, every condo and townhouse community has what are known as common areas (such as parking lots, recreation areas, sidewalks, etc.). But the legal relationship between an owner of a condo or townhouse and these common areas are different. Those who own condos have a shared ownership with other condo owners of the common areas, whereas common areas in a townhouse development are there for the use and benefit of unit owners, but are most often owned by a homeowners' association.

Migration Trends in the US Show Top States to Live in

Statistics don't lie. They provide us with a great deal of insight, especially when the numbers are BIG.

When it comes to knowing which state is most popular to relocate to, the numbers (aka the multitudes of residents) speak for themselves. United Van Lines has been tracking the migration trends of the 48 contiguous states and Washington, D.C. since 1977. Their findings speak volumes on the preferences  displayed for where many decide to call home, and where they decide not to call home.

[A state is classified as "high inbound" if 55% or more of United's customers move to that particular state; if 55% or more of customers moves out of a state, it's considered "high outbound."] 

Every year for the past twenty years, the statistics have shown that North Carolina has been a "high inbound" state. In 2013 it ranked 3 out of the 8 top inbound states at 58%, with the only two to beat it being #1 Oregon with a high of 61% and #2 South Carolina at 60%.

The reasons for North Carolina's consistent "inbound" status are numerous, but to get a firmer understanding let's look at why many people are choosing to move away from the top outbound states, including New Jersey, Illinois, New York, Connecticut, and Massachusetts.

The part of the country losing the most amount of people every year is the Northeast (which is obvious from the list above). Why? Cost of living is through the roof compared to the South. We're talking big dollars and signs different. Money can buy you a whole lot more in North Carolina than it can up North. 

According to Michael Stoll, UCLA economist, "Business incentives, industrial growth and relatively lower costs of living are attracting jobs and people to the Southeastern and Western States..." 

North Carolina has a lot to offer, and the statistics are proving that it's one of the best places in the US to live. If doubtful, remember this: ‚Äčnumbers don't lie

Home Maintenance Checklist

The Year-Round Home Maintenance Checklist

Spring/Fall

  • To prevent leaks around flashing, skylights and damaged shingles, check the roof and chimney every spring and fall.
  • Keep insects and their nests at bay by looking in vents, chimneys and louvers and promptly removing any nests you find.
  • Gutters and downspouts should be checked for leaks and debris.
  • Look for new cracks and/or deterioration in driveways, walkways, patios and foundation.
  • Get rid of debris around heating and cooling units and the base of your home.
  • Check both your smoke and carbon monoxide detectors.
  • Grab a partner and pull that refrigerator away from the wall! It's time to clean the coils in the back of the unit.

Fall

  • Caulking and weather stripping around doors and windows need to be checked.
  • If applicable, take down window units or place a protective weatherproof cover on.
  • It's itchy and messy, but take the time to check insulation and replace or add as needed. Also check proper ventilation - you'll be glad you did in the extreme weather months!

Quarterly

  • Head outside to inspect your home's siding for warping/rotting or other damage.
  • Trim shrubbery growing around walls.
  • If you have door or window screens, patch holes or replace if necessary.
  • Clean or replace A/C and furnace filters.
  • Look for leaks in both interior and exterior faucets and replace/add insulation if needed.
  • Make a trip to the attic with that handy flashlight and check for leaks and wildlife (birds, squirrels, raccoons, bats - none of them are welcome).
  • After wet weather hits, head down to the basement and look for signs of dampness and leaks.
  • Inspect all toilets, sinks, and the dishwasher and fridge for leaks.
  • Wiring and plugs in the home should be checked for wear and tear and replaced as needed.

Annually

  • Maintain grading slope away from the foundation walls of the home.
  • Have the heating system and heat pump serviced.
  • Inspect the water heater for leaks and drain to eliminate sediment.

Food Trucks: Finding the Way to Our Hearts (or Stomachs?)

Warm weather is on its way, which means more motivation to get outdoors. 

But warm weather won't be the only motivating factor to get outside this spring and summer. If you're in the Durham, Chapel Hill or Raleigh area, consider dining outside... from a food truck.

Over the past few years, there has been a considerable rise in the number of food trucks on the road in the Triangle. If you're craving a cupcake, a food truck's got you covered. If you're craving a patty melt, follow your nose to the food truck parked across the street. Need coffee to get you through the day? A food truck has your back!

Whether your appetite is telling you to devour good ole American soul food or exotic delicacies, a food truck in the Triangle has what you need.

But what about your beloved canines? Yep, there's even a food truck for them! It's called the Waggin' Wagon and it's operated by Paws4Ever, a nonprofit animal sanctuary in Orange County. So when you're out and about taste-testing from food trucks, your furry, four-legged friend can join in the finger-lickin' goodness!

"This is great news!" you might say, "but how will I know where to find these food trucks?" Visit Carpe Durham's website and track food truck locations from there. As for the Waggin' Wagon, the Paws4Ever website will alert you to upcoming events they'll be present for.

Speaking of upcoming events, this Sunday, March 9 at Durham Central Park (501 Foster Street) is your opportune time to sample the goods at the food truck rodeo. With over 40 food trucks - including the Waggin' Wagon - live entertainment, and a high of 64 degrees, it's a recipe for pure enjoyment!
