Gift Basket from... Governors Club!

Last week we received a large package in the mail. Not knowing who it could be from - and after several failed attempts to guess correctly (secret admirer?) - we opened the box to find the most fantastic gift basket known to man, containing delectable items such as crackers and cheese, pretzels, cookies, peanut brittle, mints, and lemon drop candies.  

But who was this Christmas-in-a-basket concoction from? Our eyes then fell upon a letter that had been included: "Congratulations, Masha Halpern, you are this month's winner for showing the most properties at GOVERNORS CLUB!" 

Wow! What an honor it was for Masha to have shown some of the best real estate in Chapel Hill to our clients. Thank you, Governors Club Homeowners Association, for rewarding with such an incredible gift! We will continue to show our clients your properties!

Helpful Tips to Keep Your Pets Safe During the Holidays

During the holiday season I sometimes find myself a little more scattered than usual - what with work and family coming and going...and then there's the cooking and cleaning and holiday festivities...

It can be easy to forget about our pet family because they don't really 'need' much from us when it comes to holiday celebrations. Sure, there is the food, water, walks, clean litter boxes and pet beds...but some common sense tips to keep our furry family members safe during the celebrations are super important!

I am a HUGE animal lover and was reading about this and found a great article, courtesy of healthypet.com that seemed sensible online.

Here are some of the points noted:

1. Stress and Company:

Watch out for open doors and sneaky pets! With everyone coming and going a slinky little kitten could slip right through the legs of an unsuspecting visitor.

The holidays are a time for giving but not to your family pets. A little precaution and prevention will make the holidays a happy time for everyone! It's a good idea to have a minimum of two forms of ID on them at all times, just in case. It's not rude to ask your guests to keep an eye out for pets underfoot and remind them that normally friendly dogs or cats may be less willing to put up with excited children or rooms of unfamiliar people. It seems like a smart idea to create a "people-free zone" for your furry family members. Give them a quiet zone, blanket and fresh water. Let them retreat when the party gets too much for them.

2. Ornaments:

Keep breakable ornaments, candles, dreidels and aluminum coins out of reach. Hard to do if your kitties finds tree climbing part of their holiday fun, but well worth it. Tinsel and ribbons are especially dangerous because if they are swallowed, they can wrap themselves around intestines or cause blockages that will make a trip to the pet emergency room necessary.

3. Holiday Tree:

Secure that Spruce Pine! If you have a dog with a happy tail or a climbing kitten, anchor the tree to your wall or a sturdy nearby bookshelf. Don't put aspirin or sugar additives in the tree water. This can be especially deadly for a thirsty pet. If under duress, your pet may seek new places to drink and calm itself; don't tempt fate here. Plain water works for trees in natural settings so it will work for a holiday season now.

4. Pine Needles:

Pretty on the tree but not so pretty if your pet swallows it and gets a punctured tummy. Keep an eye out and a broom nearby - get family members to help watch.

5. Candles:

An excited cat or happy puppy tail can tip over a lit candle, so never leave a candle unattended with loose pets.

6. Electrical cords:

Holiday lights mean more cords for kittens to play with and puppies to chew - especially when curious or stressed - so keep them secured and out of the way.

7. Holiday Plants:

Mistletoe and Holly are extremely dangerous - in fact, poisonous when eaten! That lovely red Poinsettia may not be truly poisonous, but its milk white sap and leaves will definitely cause severe gastric distress. There are lots of varieties of these plants, so it's best to keep them away from your pets all together.

8. BONES!

Turkey, chicken, or ham - lots of tantalizing, tasty smelling flavors wafting through the air...but be especially careful not to let any guests give your furry friends any of these bones! Even steak bones can lodge in the throat, stomach or intestinal tract of your pet and get lodged leading to a very dangerous and possibly deadly outcome. If you must give your pet a treat during the holidays, find a safe treat from your local pet store. Since many of us have multiple holiday celebrations, feel free to ration that treat out by splitting it in two. Obesity in pets is rising just like in their human family members, and pets are increasingly being diagnosed with diseases related to being too fat....so break that treat in half; you'll be glad you did and they won't know ;)

UNC Ranks No. 1 Value in America for Public Education

Amazing news coming - but no surprise here. UNC-CH has been ranked as THE number one value in Public higher education ...and here is the amazing part...They have consistently ranked them as number one for 13 consecutive years!!

Ranking by how they combine education and affordability, Kipplinger's notes in their February issue, that UNC was the ONLY school on their list to meet 100 percent of a student's financial need. With today's sky high sticker prices and rising student debt, UNC was also designated by the magazine to be "Best in Class" for lowest percentage of students who borrowed and also top of the list for "out-of state value".

Measures of standard used by the magazine included admission rate,the percentage of students returning their Sophomore year, student-faculty ratio, and the four-year graduation rate. Coming in second, third and fourth were UVA, Florida, and The College of William and Mary.

The quality of life just cannot be beat; and it's one more reason I like calling North Carolina "HOME"!

Chapel Hill and Durham Home Sales Strong in Fourth Quarter 2013

Homes are still selling quickly and North Carolina! Our local newspapers are reporting it and I am excited to also share this news with you.

October growth in the "Triangle", as reported by CoreLogic ,was still conservative compared to the national growth of 12.2 percent; but with Raleigh and the rest of Wake County showing an increase of 6.4 percent compared to the same time last year; and the Durham and Chapel Hill areas showing a 6.1 percent increase from October 2012- it's all good news!

Continuing the 2013 trend, Raleigh and Cary home prices rose 5.2% in the third quarter compared to the comparable  2012 time period. Durham  & Chapel Hill areas increased 2.3 % over last year's third quarter findings. Since each neighborhood delivers its own particular appreciation, the old adage " Location, Location, Location" is still one of THE determining factors on what your home's value may truly be. Our Triangle MLS also provides supporting information in the video below  regarding area of inventory and resale transactions that is particularly interesting to see continue in the third quarter.

 

With October closed ( or SOLD ) properties up 18 % from October 2012 and our average Day On  Market continuing to decline ( now 67 down from 114 ), and new inventory ( homes coming on the market now ) UP 10 %; I can happily say the market here is booming!

Many of our home sellers are seeing multiple offers- in fact a reported 10-12% increase, and, in our busy times of the year, noting a much shorter D.O.M of 1-30 days.  With inventory low asking prices have increased. It really is "the law of supply and demand". One final note, As we close out the third quarter and look to  the end of the year; we expect to see  financial concessions by home owners slow to a stop as activity and demand make this less necessary to find a buyer to buy a home in Durham or buy a home in Chapel Hill.

Huge Turnout for Thanksgiving Client Appreciation Event

Last year marked our very first Thanksgiving Pie Give-Away, which was a huge success and a great opportunity for us to tell our past clients how much they are appreciated...and this year we got to do it again!

We are excited to share that we had an excellent turnout for our 2nd Annual Client Appreciation Thanksgiving Pie Event.   We handed out more Thanksgiving Pies this year, had a chance to speak with each of our clients and catch up with so many! It was really a treat for me to see how much some of your children have grown, and how well we are all "holding up". One of THE most exciting things was being able to introduce so many of you to each other.  I think at least one 'future date' and a few business referrals between all of you have been put "in the works " for a get-together amongst some of our clients. 

One of the whole reasons I like client appreciation events is the time I get to spend catching up with you and finding out how I may continue to be of some service to you. Being able to help foster connections is a bonus and one that I want to keep growing. If you have a service, run a business, or would like to start a group ( something fun or something serious ) let me know. I am planning to be a connector and would be happy to continue acting as a referral source for you.

Uncommon Tactics to Sell Your Home

If you’ve been waiting to sell your home, the housing market is really picking up. Now is the time to take action. But keep in mind that there is no guarantee on how fast your home will sell once you list it. Pricing and condition are still 'key'.

To improve their chances of a quick sale, you could consider some  uncommon tactics to sell your home. The key is to make your home stand out and show better or in a different way than the others on the market. Here are a few things that other sellers have tried that helped them get a quick sale. They may work for you, too.

One thing that has always drawn attention is to offer incentives to buyers. Today’s market is no exception. Some popular incentives include offering to pay some of the buyer’s closing costs, including a home warranty that protects appliances, include the appliances in the sale or pay for one year of HOA dues- or club membership.

Interesting photos of your home can improve your online marketing. Buyers get tired of seeing nearly identical photos as they look at online listings. Make yours stand out from the rest with bright floral arrangements or an unusual piece of furniture. Often times hiring  professional photographer can make ALL the difference in the world. 

Every so often I have consulted with a client and presented an offer to a buyer to get THEM interested in pursing this home. Maybe they were on the fence but we were able to sell our client's home that way in tougher markets.

These are just a few uncommon ways to attract attention to your listing. Discuss your ideas with your realtor and decide if any will be right for selling your home.
