Replace your kitchen faucet and sink.If your sink is chipped and stained, or your faucet is grungy, new fixtures will make food prep and washing dishes more enjoyable. Even a basic but deeper stainless steel basin will sparkle, and a pullout faucet will add a modern touch.

If you're looking for a way to get more bang for your buck, taking certain considerations with upgrading and remodeling your home may be just the ticket for a high ROI and quick sale. Experts agree that remodeling kitchens and bathrooms promise the highest return on your investment, but they certainly aren't your only options.

In Realtor.com's article called "Is Replacing Carpet with Hardwood Always Worth It?", they mention HGTV's statement that when buyers and renters are looking for a home, their TOP REQUEST is HARDWOOD FLOORING. And according to the National Association of REALTORS®, out of those buying homes, 54% were ready pay more for a home that contained hardwood flooring. Realtor.com concludes by saying, "The return on investment for installing hardwood will vary according to your market and other factors, but hardwood flooring can often help your home sell faster." With numbers like these, it's safe to say hardwood flooring can only improve your chances of selling faster and putting more $$ in your pocket.

Inventory and Sales - that's the topic for today's posting on Homes for Sale in Chapel Hill and Homes for Sale in Durham. What better way than to start with some statistics.

Compared to this time last year ( July & August  2013 ) our market has HALF- that's right, half the number of homes for sale. July of 2013 we had inventory levels of  14,394 homes for sale in Durham, Chapel Hill,CarrboroRaleigh, Cary and surrounding areas that make up our local MLS. This summer July & August post 7964. Why would this be happening?

Pending contract and sales last year were in double digits- many homes sold! That's a great thing for you if were thinking of selling your house.

What about inventory?  This year we have a modest 1 % increase in pending AND SOLD homes. The market is very stable and our inventory is up 4 % this year ( mainly due to the 23% increase in new construction home starts ). Resale inventory does remain low- intact it's down 1 % this year from last. So, if you are really starting to think about buying a new home locally or moving out of state and need a Realtor Referral - This is also a good time to be selling your house!

Why is now good? Many reasons; but one important one is appreciation. While we have always had a more conservative rate of appreciation compared to the rest of the country- that has been what really saved this market during the worst part of the real estate bubble. Historically our average appreciation for the Chapel Hill, Durham and Raleigh-Cary markets has been about 3%. Currently we are at about 4-6% appreciation and local appraisers are comfortable with this range since its close to average.

10 Bits of Wisdom for Selecting a Contractor

If ever there was a daunting decision to be made about your home, hiring a contractor would be top of the list. If renovating, who will understand what you're looking for and have the professional know-how to implement? If updating a kitchen or bathroom, who do you call on to get the job done, and get it done right? How do you find that person you trust implicitly with your biggest baby, your home?

Here's 10 tips that will help you zero in on the right contractor for you:

1. Recommendations from Reliable Sources - Your friends, family, coworkers, and neighbors will be your best source for finding the phenomenal contractor of your dreams, so ask! If it helps, take a look at the work they had done by the contractor they recommended.

2. Check the Legitimacy of the Contractor - Before the hire is made, make sure your contractor is licensed, bonded and insured. Ask that they provide proof of insurance by showing certificates for workers compensation and their general liability policy. It's better to be safe than sorry!

3. Contact BBB - You'll be able to find out if any complaints have been filed against a contractor by contacting your local BBB (Better Business Bureau). Visit their site, www.bbb.org, for more tips on hiring contractors!

4. Obtain Estimates in Writing - If you've been given the names of several different contractors, call them all to have them give written estimates for the work you need done. Estimates are generally free, so you may not want to hire someone who charges for this. When you get an estimate in writing, be sure it includes any and every oral agreement made between you and the contractor, and a line-by-line cost breakdown that includes labor and materials.

5. Ask the Contractor for Referrals - It is perfectly reasonable to ask the contractor (politely, of course) for names and numbers of their previous customers. Hearing about the experience of other customers firsthand will speak volumes about the contractor in question.

6. Measure Price & Quality - The saying "You get what you pay for" is often true, but it's also possible to be paying out the wazoo for poor quality. Therefore, do not rely solely on the dollar signs in front of you. On top of price, assess the quality of the contractor's workmanship, as well as making sure quality materials and construction techniques are being applied.

7. Collect a Copy of the Contract - The contract should include a start and end date, spell out the work that is to be done, payment agreements and warranty info. It should ALSO include a "hold harmless" clause that should benefit you as the client as it states the contractor will indemnify you for your liability to those who may be injured or whose property was damaged in the course of the contract's work. Seek the consult of your attorney for confirmation of proper terms and conditions.

8. There's No Pressure to Sign a Contract Immediately - Red flags should go off in your head if a contractor requires you to quickly sign a contract before the "price changes." Most of the time you won't receive an estimated price that is subject to change in a day or week's time.

9. For Peace of Mind, Hire an Attorney - Hiring an attorney to review your contract before signing is a resourceful decision if the job you need done is major or concerns a large sum of money.

10. Alert Your Insurance Company - Before the contractor gets started, contact your insurance agent to notify him/her of the work that is about to take place on your home. Your agent should clarify if you're currently covered sufficiently and disclose if you have different insurance needs before, during and after the work is completed.

Pros and No's to Kitchen Design in 2014

Kitchen design for 2014 may have you a little shocked and surprised as once popular trends start to make their way out. If you're in the beginning stages of remodeling your kitchen, take a quick peak at what experts say are "Do's" and "Don'ts" this year.

Solid-Surface Countertops - Do

According to Marc Thee of Marc-Michaels Interior Design, Inc., synthetic materials are becoming highly attractive to homeowners because they, unlike granite, are durable and have a guaranteed beautiful finish. Solid-surface counters offer multiple color options and have several thicknesses to choose from. CaesarStone and Zodiaq are among the popular choices.

Granite Countertops - Don't

There's no denying granite makes a beautiful countertop, so why is it going out of style? Because it's EXPENSIVE and UNRELIABLE. Granite is unreliable in two senses: 1) It can chip easily, so it's not great for everyday wear and tear... particularly if you have kids. 2) Granite's overall cohesive look is unpredictable. Two slabs may be the exact same, but a third could have unwanted pink lines running through them. There's no such thing as control when you're dealing with natural materials.

Open Cabinets - Do

Open shelves and glass-front cabinets are all the rage these days. This is due to changes in lifestyle; kitchens are now a hangout spot and place for entertaining. Homeowners want their kitchens to be just as decorative as the rest of the house, and open shelves and glass-front cabinets allow for handsome arrangement of china and dishes.

Closed Cabinets - Don't

Jamie Beckwith of Beckwith Interiors in Nashville says that closed cabinets are desired less and less these days because they do not mix well with the "open entertaining" feel many homeowners are trying to achieve. Furthermore, Beckwith mentions closed cabinets cut off your line of sight. She says, "People now want the sightline and above to be more decorative and homelike than typical kitchens with upper boxes around the room." 

Wood-Stained Cabinetry - Do

Let's face it, kitchens take a lot of beating - cabinetry included - which means homeowners are looking to stick with something that can handle the rough treatment. John Willey of Willey Design LLC points out that cabinets with a wood-stain finish are very forgiving and are "still protected by a top coat of polyurethane." He goes on to say "salvaged wood is very of the moment. It brings that character and romance that you don't get with other materials."

Lacquered Cabinetry - Don't

Willey comes down hard on lacquered cabinetry because it simply is not durable. It may look good for a time, "...but once you have one ding, you have to replace the whole cabinet door." We're not exactly talking cheap or sensible here.

Light-Colored Floors - Do ... Dark Floors - Don't

Dark floors are a thing of the past (more specifically the 1990s). Willey says the reason more of his clients are choosing lighter flooring now is because many "people are realizing it [dark wood] can show more scratches and dust than a pale wood." He goes on to say, "Homeowners with children can scratch up their floor more easily, but a paler wood can help disguise a lot of that."

How To Make A Splash With Fantastic Curb Appeal

If you're a homeowner, we invite you to partake in a little experiment. On a day when it's not raining cats and dogs, head outside and walk across the street to look at your home head on. What do you see?

If the answer is, "I see a clean, beautiful home that is ready to welcome any guest, including the Queen of England," this article might not be for you.

But, if your answer is, "I see a home that is overall unappealing with dull colors, clutter and cracks," then stay tuned. The next 8 suggestions could transform your world (and your home's appearance!).

1. Let Your Front Door Sing

Scrub the grime off a dirty door until it shines, or paint it a bold color that pops with enthusiasm! And give door knockers and knobs some TLC too. You'd be surprised how clean a look this will give your home.

2. Paint Is Your Friend

We recognize this is easier said than done, but if selling your home is a priority this year, painting should be high on your list of to-do's. If a buyer is judging your home based on outward appearance alone, you'll want their first impression to be a good one, so paint away!

3. LIGHTen Up

No matter if the sun is up or down, your home should always be seen and look GOOD. Stylish lighting around your front door will produce a welcoming radiance, as will lighting that outlines your sidewalk or illuminates the front of your house. And here's a bonus tidbit: if your driveway is well lit, it will appear larger... and will be safer too!

4. Add Some Metal Glam 

An easy way to tell the world that your house is a home and not just a piece of property is by accenting it with a clean-cut metal mailbox. Whether it's out by the road or hanging beside the metal numbers mounted by the front door, the mailbox should act as eye candy and not an eye sore. 

5. Plant Flowers For A Powerful Pop

Take advantage of the freshly sprung spring season to plant some of Mother Nature's finest color creations, flowers. Plant them in a front garden or natural area, or add them to colorful pottery planters to flank either your porch steps or front door. By ensuring the good health of your plants, you're creating the desired curb appeal and telling onlookers that this home is cared for, both inside and out.

6. Clean Up...Everywhere

Another way to exclaim "This house is well maintained!" is to do just that. If you keep cracks in walls and walkways repaired, plants trim, yard neatly manicured, and front porch and railing paint touched up, your home will look - and feel - brand new. 

7. A Hint Of Whimsy Makes A Lasting Impression

We're not suggesting you ambush your yard with garden gnomes of varying sizes, but it never hurts to add a little something that's warm and welcoming to your garden or front porch. 8. Be Bold, Add Color

If you've always avoided color for the outside of your home, it's time to go bold with your color scheme. Why? For a boost in curb appeal (which is always a plus), and to make your home memorable (which is especially helpful if you're wanting to sell). There's no one way to implement color. It can be as simple as a front door, plants/planters, or even porch furniture with colored cushions. These small pops of color can mean the difference between memorable and forgotten (which means everything to a seller).

10 Ways To Get Your Home Sold Quicker

Even though spring has arrived, winter seems to be holding on for as long as possible. What does this mean for you as a seller? Well, it means your home should look its best in these cold, sometimes dreary final days of the winter doldrums because there ARE buyers out there who want to purchase a home.

If you are getting ready to sell your home, here's ten ways to get a buyer's attention despite the ice, snow, cold rain and frigid temperatures.

1. An Appealing Entryway: Your front door speaks louder than words, so what do you want it to say? "Come in!" or "Go Away!"? By giving it a fresh coat of paint, the words "please come in" will nearly be audible to an interested buyer.

2. Hardwood Floors: It is true that hardwoods are more on the pricey side, but most buyers are willing to pay extra for a home that contains real hardwood flooring. Worth the cost? We think so.

3. Fixtures: We don't mean drab fixtures... we mean fab fixtures! Think of these as the jewelry of your home; faucets and cabinet hardware should bring a coordinated and tasteful look to every room.

4. Beauty in the Bathroom: Not every bathroom has to be luxurious and spa-like. Even a first floor half bath can sparkle with tile floors, fluffy towels and a touch of color.

Tips for Relocating in Retirement

Did you know that one-third of Baby Boomers make the decision to retire to a new state? If you're among the one-third who's made the definite decision to relocate for retirement, here are some things to consider before the big move is made.

Number one on the list? Decide where you want to retire! Narrowing down the exact place to nestle could be a challenge, so utilize the greatest resource at your fingertips, the Internet. Are you wanting a tropical destination out of the US? How about a quiet suburban area minutes from a slew of retirement-friendly activities? Number two: Hire a Realtor. A listing agent can take care of the details of selling your home while you work with a buyer's agent to hone in on your new dream home. Life will be a lot easier with an agent on board - we guarantee it!

Get ready to put on your work clothes and gloves, because number three is ​empty out your garage, closets and attic. If you're moving halfway across the country, many of the things you've been collecting - but haven't used lately - will probably need to stay behind.
