Inventory and Sales - that's the topic for today's posting on Homes for Sale in Chapel Hill and Homes for Sale in Durham. What better way than to start with some statistics.

Compared to this time last year ( July & August  2013 ) our market has HALF- that's right, half the number of homes for sale. July of 2013 we had inventory levels of  14,394 homes for sale in Durham, Chapel Hill,CarrboroRaleigh, Cary and surrounding areas that make up our local MLS. This summer July & August post 7964. Why would this be happening?

Pending contract and sales last year were in double digits- many homes sold! That's a great thing for you if were thinking of selling your house.

Here is a home we have for sale right now that offers great natural lighting and a beautiful  home-site convenient to both Duke Hospital, Chapel Hill and Downtown Hillsborough!

Or if a home IN Chapel Hill is what you want, check out this amazing executive home in Lake Hogan Farms!

What about inventory?  This year we have a modest 1 % increase in pending AND SOLD homes. The market is very stable and our inventory is up 4 % this year ( mainly due to the 23% increase in new construction home starts ). Resale inventory does remain low- intact it's down 1 % this year from last. So, if you are really starting to think about buying a new home locally or moving out of state and need a Realtor Referral - This is also a good time to be selling your house!

Why is now good? Many reasons; but one important one is appreciation. While we have always had a more conservative rate of appreciation compared to the rest of the country- that has been what really saved this market during the worst part of the real estate bubble. Historically our average appreciation for the Chapel Hill, Durham and Raleigh-Cary markets has been about 3%. Currently we are at about 4-6% appreciation and local appraisers are comfortable with this range since its close to average.

Listen to how Stacey Anfidsen our MLS local appraiser explains the July Real Estate market.

If  this news peaks your curiosity about what's for sale in the market, here are some examples of homes for sale. Having looked at that, you can tailor your own search and see what is available locally to consider when buying your next home.

Migration Trends in the US Show Top States to Live in

by LC for Masha Halpern

Statistics don't lie. They provide us with a great deal of insight, especially when the numbers are BIG.

When it comes to knowing which state is most popular to relocate to, the numbers (aka the multitudes of residents) speak for themselves. United Van Lines has been tracking the migration trends of the 48 contiguous states and Washington, D.C. since 1977. Their findings speak volumes on the preferences  displayed for where many decide to call home, and where they decide not to call home.

[A state is classified as "high inbound" if 55% or more of United's customers move to that particular state; if 55% or more of customers moves out of a state, it's considered "high outbound."]

Every year for the past twenty years, the statistics have shown that North Carolina has been a "high inbound" state. In 2013 it ranked 3 out of the 8 top inbound states at 58%, with the only two to beat it being #1 Oregon with a high of 61% and #2 South Carolina at 60%.

The reasons for North Carolina's consistent "inbound" status are numerous, but to get a firmer understanding let's look at why many people are choosing to move away from the top outbound states, including New Jersey, Illinois, New York, Connecticut, and Massachusetts.

The part of the country losing the most amount of people every year is the Northeast (which is obvious from the list above). Why? Cost of living is through the roof compared to the South. We're talking big dollars and signs different. Money can buy you a whole lot more in North Carolina than it can up North.

According to Michael Stoll, UCLA economist, "Business incentives, industrial growth and relatively lower costs of living are attracting jobs and people to the Southeastern and Western States..."

North Carolina has a lot to offer, and the statistics are proving that it's one of the best places in the US to live. If doubtful, remember this: numbers don't lie

If you've decided relocating to the Raleigh, Durham and Chapel Hill area is in your future, contact Masha Halpern & The Smart Move Team for a relocating packet. We'd be happy to help you!

Tips for Relocating in Retirement

by LC for Masha Halpern

Did you know that one-third of Baby Boomers make the decision to retire to a new state? If you're among the one-third who's made the definite decision to relocate for retirement, here are some things to consider before the big move is made.

Number one on the list? Decide where you want to retire! Narrowing down the exact place to nestle could be a challenge, so utilize the greatest resource at your fingertips, the Internet. Are you wanting a tropical destination out of the US? How about a quiet suburban area minutes from a slew of retirement-friendly activities? (Would it be helpful to have a relocation guide or area information? Click here to request one from Masha). The choice is yours - have fun surfing the web!

Number two: Hire a Realtor. A listing agent can take care of the details of selling your home while you work with a buyer's agent to hone in on your new dream home. Life will be a lot easier with an agent on board - we guarantee it!

Get ready to put on your work clothes and gloves, because number three is empty out your garage, closets and attic. If you're moving halfway across the country, many of the things you've been collecting - but haven't used lately - will probably need to stay behind.

Number four is perhaps the most difficult of all... telling family and friends about your plans to move away.  Procrastination is not the route you want to take with this one. A line like, "Kids, we're moving 2,000 miles away next week," might not go over well. Take their feelings into consideration and give them plenty of time to process that you won't be around the corner anymore. Being able to explain why you have chosen your new city will go a long way towards easing their concerns over your move.

If you or someone you know has plans to relocate to the Triangle area for retirement, Masha Halpern & The Smart Move Team are only a phone call away. Retirement should be the best time of your life, so let us help you find the perfect home to enjoy these remarkable years!

North Carolina's "The Triangle" is THE Place for Fine Cuisine

by LC for Masha Halpern

If you're a Triangle resident you're in luck (if not, this gives you reason enough to visit or relocate!).

Several chefs and restaurants in the Triangle area are, well, kind of a big deal. So big, in fact, that NC residents aren't the only ones to have been impressed. Not even close.

Ten of NC's very own chefs and restaurants have been recognized on a national scale as semifinalists in the James Beard Foundation's annual awards (in other words, the Oscar's of cooking).

Semifinalists from the Triangle include Durham's Phoebe Lawless of Scratch BakeryGiorgios Bakatsias for outstanding restauranteur in Durham, and Pittsboro's The Fearrington House Inn for outstanding restaurant (one of its chefs, Colin Bedford, is a semifinalist for Best Chef Southeast!).

Other semifinalists for Best Chef Southeast are Raleigh's Ashley Christensen of Poole's Downtown Diner (among other restaurants in Raleigh), Cary's Scott Crawford of Heron's at the Umstead Hotel and Spa, Hillsborough's Aaron Vandemark of Panciuto, and Durham's Matt Kelly of Vin Rouge and Mateo Tapas and Scott Howell of Nana's

If you've never tried one of these restaurants in the Triangle, you really should! After all, you'd be dining in Durham and Chapel Hill's finest restaurants! It doesn't get much better than that!

From fine dining to eating mom and pop style, the Chapel Hill, Durham and Raleigh areas have it all. Contact us today for our recommendations or to give us yours!
