Short Supply of Homes for Sale in Chapel Hill NC and Durham NC

Housing costs are expected to rise above 3 % , According to NAR Chief Economist, Laurence Yun, because of a  housing shortage two-thirds of the country is experiencing. Chapel Hill, NC  Real Estate, Durham, NC real estate and Hillsborough, NC real estate are following suit and could possibly realize a greater  percentage of increase! Short-Supply is the word of the day!

The 'Triangle Region" decreased 7.8 % in new home starts, but contracts were up 2.8 %. The most amazing figure of all is that  'inventory' fell 14.8 %! Condos and Townhomes lost the least amount of inventory - 8.1 %, but they are have the smallest supply on the market at 1.4 months supply. That means its a crazy seller market in this area!

 I am certainly in agreement with this figure. We recently listed two townhomes- 71 Fernwood Lane & 13 Quintin Place and both sold within the first 48 hours with multiple offers respectively!

Contracts were up in the Triangle 2.9 % as an area and the median price rose 9.3 % to $264,995. Day on market for the area was down 18.5 % to 2.2 months indicating a strong seller market and likelihood of multiple offers given inventory levels. Market-wide inventory levels are down 14.8 %. Interested to know what local inventory looks like for March  2018? Here are some amazing stats!

Durham Inventory- South West Durham saw inventory decrease by 9.7 % in March of 2018 and a rise in the median sale price of 14.9 %but Central Durham remains the HOT TICKET! 48.8 % rise in the median sale price, decreasing  inventory  of 6.1 % means homes wont last and if your'ewanting to buy a home in Durham having someone on the lookout for the perfect property is crucial. 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

Chapel Hill and Carrboro are equally H-O-T, HOT!- New listing are down 13.8 % meaning that there are many buyers for any potential home and multiple offers is a definite possibility for your well maintained- updated, and priced right home! Im seeing homes sell for AT LEAST 99.3 % of asking price if not more! Avg sale price is up in Chapel Hill to $406,398. and we have had an increase in closed home sales  of 24 % - which means that the snow didn't slow Chapel Hill home buyers much!

 

 

 

 

 

 

 

 

 

 

 

 

Hillsborough NC Homes for Sale also had a lively market in March. New inventory was actually up 11.9 %and asking price retention of 97% list to sale ratio is rather high for this historic enclave town and "County Seat"

 

 

 

 

 

Here are some other interesting facts if you happen to be a homeowner and are considering selling your home in Durham  Chapel Hill / Carrboro or Hillsborough:

  • Price ranges with the strongest sales were those  homes $309,000 or higher
  • Houses with the strongest sales had 4 bedrooms or more
  • Properties with the strongest sales were Town homes and Condos

The Federal Reserve raised interest rates by .25% in March citing concerns about inflation. Two more increases are expected this year which means borrowing money will be more expensive but with unemployment rates at 4.1% it seems the economy is prepared for this. What does this mean for home buyers? It could mean $60 dollars more per month for the avg priced home or $300 more per month for luxury properties.

Home sales rise 4 % in 2014! I'm sure you saw the local papers announce this news recently, but what caused this ?,and how is the current real estate market looking today?...and more importantly, what could this mean for 2015? Well here are some of my own thoughts mixed in with some information provided by our Triangle Region MLS...

Home sales rise when there is competition for local housing. One reason this can occur is when housing inventory (the number of homes for sale in Chapel Hill or homes for sale in Durham that are on the market at any given time), is low...OR lower than the number of buyers looking for that type of home .

Wait, what did I say? Low inventory could cause this but also a desirable home that many buyers want regardless of inventory? YES! Having a desirable home  in a great location that many buyers are looking to purchase can increase home sales numbers and not just for that one house. AND, they can sell for much faster when this happens.

 

If sellers in a desirable area see neighbors selling for great sale prices with many buyers clamoring to submit an offer, more homeowners will put their home on the market for sale consideration....and that is what has started to happen- although in more limited numbers than in the past, with our Durham home sellers and Chapel Hill home sellers! 

We will have to wait and see if this is the year when a substantial number of homeowners finally put their homes on the market. Inventory is still very low, in fact there were 9.7% LESS listings for sale in the Triangle area in 2014 than in 2013.

This is partly due to the fact that many of these sellers purchased their homes at the top of the market prior to 2006 and still owe quite a lot. Because many buyers are seeking  updated homes and are unwilling to take on " a project house '  homeowners who haven't been able to meet these demands have held off selling their homes. 

Another factor keeping home inventory low is that new construction was more limited than expected. Single family new construction was at about 50 % of normal levels.

The good news for current home sellers or if you are considering selling your home is that it is expected that home prices will continue to rise in line with historic norms in 2015! So if you are considering selling your home in Chapel Hill or selling your home in Durham, Rates should also be stable in 2015 ....and THAT  will allow more buyers to purchase a home !

Inventory and Sales - that's the topic for today's posting on Homes for Sale in Chapel Hill and Homes for Sale in Durham. What better way than to start with some statistics.

Compared to this time last year ( July & August  2013 ) our market has HALF- that's right, half the number of homes for sale. July of 2013 we had inventory levels of  14,394 homes for sale in Durham, Chapel Hill,CarrboroRaleigh, Cary and surrounding areas that make up our local MLS. This summer July & August post 7964. Why would this be happening?

Pending contract and sales last year were in double digits- many homes sold! That's a great thing for you if were thinking of selling your house.

What about inventory?  This year we have a modest 1 % increase in pending AND SOLD homes. The market is very stable and our inventory is up 4 % this year ( mainly due to the 23% increase in new construction home starts ). Resale inventory does remain low- intact it's down 1 % this year from last. So, if you are really starting to think about buying a new home locally or moving out of state and need a Realtor Referral - This is also a good time to be selling your house!

Why is now good? Many reasons; but one important one is appreciation. While we have always had a more conservative rate of appreciation compared to the rest of the country- that has been what really saved this market during the worst part of the real estate bubble. Historically our average appreciation for the Chapel Hill, Durham and Raleigh-Cary markets has been about 3%. Currently we are at about 4-6% appreciation and local appraisers are comfortable with this range since its close to average.

In spite of the fact that summer vacations had a slight impact on home sales for the month of June and sales held to similar numbers from the previous month, pending contracts are up from June of 2013 to June of this year by 7%! Our weather-delayed year has helped keep sales moving longer than anticipated and we seem to still be about a month behind.

The number of SOLD homes- those that buyers closed on- is up 2.4% this year. This is mostly attributed to job growth which showed a 2% increase as well.

In looking at where the increase is mainly reflected we see more new construction home starts and that is the bulk of the 4% of the total growth in inventory this past month. Re-sale inventory is still very limited and having more homes for sale in Chapel Hill or more homes for sale in Durham would REALLY help the market be more vibrant. There are so many homebuyers looking for a home to buy- they're just waiting for the perfect one and then... it gets snatched up! 

What does that mean if you're a homeowner and thinking about selling your home in Durham or if you have a home to sell in Chapel Hill? Well, we are seeing a decrease in days on the market. Our last recording was 78 and now we are down to 67 days! That means homes are selling faster! We have even seen some competition when more than one buyer finds a super house for sale!

This means some great news for the local real estate market!

Overall, the average sales price for re-sale properties has risen 3%. Now, we all know pricing your home is key to selling- as is preparing your home for sale so it shows in its best light. The local market- and even more so your own neighborhood- make a HUGE difference in just how much increase in sales price occurs. We are what's called a hyper-local market...each neighborhood carries its own set of values, so if a conversation with me about property value and preparing your home for sale would be useful, we can meet and discuss a "hyper-specific" guideline for helping you sell your house in Chapel Hill or Durham.

Well if you were waiting for the flood gates to open on the local Chapel Hill real estate market, or the Durham Real Estate market- get your paddles and boats! We are swimming in new listings and home sales!

After  a record-breaking 39 month decreased inventory we have finally had in an increase in homes for sale in Durham, and homes for sale in Chapel Hill. While it may be conservative, a 2 % increase in price is nothing to scoff at. Home sellers are finally realizing some equity if they bought in the mid 2000's and can now look at buying a great Chapel Hill  home or a great home in Durham!

 

Inventory is up 5 %from last year at the time and 4 % from April....and with so many more buyers looking now, pending sales increased in May 15%! That's an amazing figure! Home sales increased 24% over April and 4% from May of last year. This makes so much sense when you track the showing figures and trends the way I do for my clients!

We have had the highest # of showings  in May  since 2010! This completely explains why we have been able to bring multiple offers to our sellers on many occasions recently...and experts agree with me that the season has been extended several months later than usually we would have because of the longer & colder winter....and what does that mean to you and me??? Several more great months to buy and sell a home!

Its worth repeating that old adage: "SLOW & STEADY WINS THE RACE" and the same is true for Chapel Hill Home Sales, Durham Home Sales, and Raleigh area home sales. 

The month of April saw  inventory is returning to normal patterns with more area home owners placing their homes on the market for sale. In fact, inventory was up 3 % from last month. 

 

As a result buyers are finding it much better and are putting offers on homes! So much so that pending sales rose 12% from last month!

 

We are attributing this larger jump as a reaction to the snowy wet weather we had so much of in January, February and March! Mild as it is compared to the NE and Mid West areas of the US, it really hits harder for home owners in the Triangle area of good old NC!

More good news is closings increased and continue to do so each month.

With more inventory coming on the market those numbers should continue to rise too. Speaking of rising, sale prices also rose 3% from last month.

Good to hear in what has been a relatively flat area of news for home owners. Some of this has been due to recent limited inventory and multiple offer situations where buyers, like many of my own clients, have had to compete with other buyers for homes available for sale.

News resources are reporting what I am seeing "on the ground." Chapel Hill, Durham and Raleigh Real Estate has a home shortage; but when a good home comes on the market, it sells fast and sometimes for over list price with multiple bidders.

Buyers who were put off from their home purchase plans in January and February due to weather came out in big numbers in March and purchased homes that were priced to sell and in move-in condition! 

Location played a factor as many younger buyers are trending towards conveniences of city vs suburban lifestyle; but home sales rose - and that's a good sign - even if we are about a month behind due to inclement weather.

Finding a new home hasn't been easy and with historically low levels ( down 7% from last year and 46% from four years ago ) it's left many puzzled and asking, "Why aren't more houses coming on the market? In a typical market, the law of supply and demand says increasing demand would lead to rising prices, which would in turn entice more homeowners to put their homes on the market for sale.  But it's not happening...or at least not as fast as we would expect for this time of year. Why?

Well, I alluded to one reason earlier, younger buyers preferring more city life conveniences to suburban neighborhoods. Homes like our listing at 411 Fairoaks Circle that's convenient to downtown Chapel Hill sell faster!

Some Chapel Hill homeowners and Durham homeowners may have purchased when the market was more inflated and aren't willing to sell unless they break even or realize a profit. Most price measurements put the areas annual appreciation between 3-6%, which means some homeowners may consider selling their home, but not for a few more years.

For sellers, the market looks different post-'bubble.' Mortgages for buyers are harder to obtain which can mean less purchasing power for buyers. This means buyers are looking at more affordably-priced homes to buy- and that lack of purchasing power has helped keep prices lower. Many sellers are opting to wait. But there are some great finds out there! Take a look at our listing at 4310 Hope Valley Rd - it offers space and a great design!

Lack of purchasing power also means homes that sell are more move-in ready than not. Buyers simply can't afford to buy and fix up a home in this market. Some sellers are considering investing in their home with updates to entice buyers to their home.

New home construction sales are also down in the first quarter, mostly because of less speculative building - or spec homes - on the market. Our local markets are down to a quarter of homes available for sale when new home sales used to account for as much as 1/3 of the market share.

So where is the good news? It is in some of the numbers that appraiser, Stacey Anfidsen, discusses in his quarterly review.  Inventory is down 3% from last year at this time but up 6% from last month. Weather!. People hate to drive in snow! Pending sales were down 2% from last year but up 35% since in March! Yes, once it warmed up, buyers came out and bought a home!  They did it quickly too! Average Day on Market dropped from 112 to 85 days in March.

One bit of good news Stacey notes in his message this month - our market is about 4-6 weeks behind where it normally would be in terms of activity... so maybe that means more buyers will be looking later in to the year... allowing more home sellers to sell their home in 2014!
