Inventory and Sales - that's the topic for today's posting on Homes for Sale in Chapel Hill and Homes for Sale in Durham. What better way than to start with some statistics.

Compared to this time last year ( July & August  2013 ) our market has HALF- that's right, half the number of homes for sale. July of 2013 we had inventory levels of  14,394 homes for sale in Durham, Chapel Hill,CarrboroRaleigh, Cary and surrounding areas that make up our local MLS. This summer July & August post 7964. Why would this be happening?

Pending contract and sales last year were in double digits- many homes sold! That's a great thing for you if were thinking of selling your house.

What about inventory?  This year we have a modest 1 % increase in pending AND SOLD homes. The market is very stable and our inventory is up 4 % this year ( mainly due to the 23% increase in new construction home starts ). Resale inventory does remain low- intact it's down 1 % this year from last. So, if you are really starting to think about buying a new home locally or moving out of state and need a Realtor Referral - This is also a good time to be selling your house!

Why is now good? Many reasons; but one important one is appreciation. While we have always had a more conservative rate of appreciation compared to the rest of the country- that has been what really saved this market during the worst part of the real estate bubble. Historically our average appreciation for the Chapel Hill, Durham and Raleigh-Cary markets has been about 3%. Currently we are at about 4-6% appreciation and local appraisers are comfortable with this range since its close to average.

Well if you were waiting for the flood gates to open on the local Chapel Hill real estate market, or the Durham Real Estate market- get your paddles and boats! We are swimming in new listings and home sales!

After  a record-breaking 39 month decreased inventory we have finally had in an increase in homes for sale in Durham, and homes for sale in Chapel Hill. While it may be conservative, a 2 % increase in price is nothing to scoff at. Home sellers are finally realizing some equity if they bought in the mid 2000's and can now look at buying a great Chapel Hill  home or a great home in Durham!

 

Inventory is up 5 %from last year at the time and 4 % from April....and with so many more buyers looking now, pending sales increased in May 15%! That's an amazing figure! Home sales increased 24% over April and 4% from May of last year. This makes so much sense when you track the showing figures and trends the way I do for my clients!

We have had the highest # of showings  in May  since 2010! This completely explains why we have been able to bring multiple offers to our sellers on many occasions recently...and experts agree with me that the season has been extended several months later than usually we would have because of the longer & colder winter....and what does that mean to you and me??? Several more great months to buy and sell a home!

 

 

 

 

 

 

What do Masha  and Andfidsen predict for June's stats...With more inventory slowly coming on the market the better priced homes should receive offers from the increased number of buyers looking to make that summer purchase! Check back next week for an update on the Summer Real Estate Market!

Its worth repeating that old adage: "SLOW & STEADY WINS THE RACE" and the same is true for Chapel Hill Home Sales, Durham Home Sales, and Raleigh area home sales. 

The month of April saw  inventory is returning to normal patterns with more area home owners placing their homes on the market for sale. In fact, inventory was up 3 % from last month. 

 

As a result buyers are finding it much better and are putting offers on homes! So much so that pending sales rose 12% from last month!

 

We are attributing this larger jump as a reaction to the snowy wet weather we had so much of in January, February and March! Mild as it is compared to the NE and Mid West areas of the US, it really hits harder for home owners in the Triangle area of good old NC!

More good news is closings increased and continue to do so each month.

With more inventory coming on the market those numbers should continue to rise too. Speaking of rising, sale prices also rose 3% from last month.

Good to hear in what has been a relatively flat area of news for home owners. Some of this has been due to recent limited inventory and multiple offer situations where buyers, like many of my own clients, have had to compete with other buyers for homes available for sale.

Recently many home owners Ive been speaking with for months have called and said "Im ready to sell my house" and we have been very busy preparing to offer many new homes for sale to waiting buyers! If you are a waiting buyer, call or email me. We have some great new homes for sale!

It's really true when you hear me say, I need more homes to sell...and I'm likely not the only one saying this. My buyers who want to purchase a home have not been able to find that many homes to buy...sellers just haven't put their home up for sale - just yet. They are still searching for a home. Are you interested in finding a home? Searching for a home? Then you know what I'm speaking about!

Last year, 2013, saw double digit drops ...so single digits means the inventory supply got better! It's good news for the local Chapel Hill-Carrboro real estate, Durham real estate, and Cary-Raleigh real estate markets! Home sales have slowed hoping for home sellers to sell their home.

Local MLS figures show Orange County ( where Chapel Hill and Carrboro  are located ) had a -4.4% drop in new homes on the market and that the avg sale price increased 4% to just over $300,000. One could say that if you wanted to sell your home, you could  be selling for a little more...thanks to the lack of supply...and figures show that is what is happening....

Inventory has only increased 2.1% since this same time in 2013. Part of this is due to very low job growth in the "Triangle" area - and part is the result of the toughest winter North Carolinians have seen in decades! 

With so many buyers just starting to look for a new home, we really do need more homes to sell!

Factors that helped spur a widespread real estate market recovery in our Chapel Hill, Durham, & Raleigh Real Estate Sales will most likely continue in 2014 - although at a more moderate pace - say experts. That's a great thing since the market is returning to a stable, healthy state. 

Area appraisers, local newspapers, and our local MLS are reporting between 11% -14% rise in home sales from January 2014 over this same time in January 2013. No one is expecting the Triangle housing market to have another year like 2013 which saw a 24% increase in home sales ( mostly due to pent up demand ). Most expect double digits to continue to occur but decrease as the year progresses.

Any idea why that would occur? Our local job growth has been growing at 2-3% and that doesn't make an easy correlation to high double digit home sale growth. We need more jobs to spur on home sales, and frankly, we as Chapel Hill Real Estate Brokers or Durham Real Estate Brokers have had a low inventory of resale homes to sell. Until recently even New Homes in Chapel Hill and Durham, ( Raleigh and Cary too ) have been very limited. The good news is new home construction is picking up and that means more inventory to sell! 

There were just 6,435 homes for sale at the end of January in Durham, Orange, Wake and Johnston counties. That is down 16% since October and off 7% from the same time last year.  What does that mean to you and me as your  Realtor, buyer?  Lack of inventory means homes are more desirable when they are priced right and in good condition; they sell fast and oftentimes with competing offers. What does that mean for me as your Realtor, seller ? They sell for more and they sell faster! In fact, the avg home in the Triangle sold 23 days faster ( 85 avg days on the market ) than one year ago ( 115 D.O.M )! Prices will rise and eventually more sellers in Durham, or sellers in Chapel Hill, will offer their homes for sale.

One last note about inventory, Pending home sales were down 1% & showings were down in January by similar numbers. This is the first time in 31 months that we saw any decline in contract homes for sale. Local Appraiser Stacey Anfindsen attributes this partly to lack of inventory, but notes our recent extended inclement weather ( yes, the SNOW, beautiful as it is ), kept buyers and their Realtor- Brokers from actually touring homes and deciding which ones to buy! Now that the weather is giving us something more palatable - although still cold temps - we should see more showing activity in the coming weeks.

 

 

 

 

Here are some figures of interest noted by Anfindsen:

  • January 2013-2014 inventory of homes dropped 9%
  • Closed Sales ( SOLD ) between 11-14% in January; up 24% from 2013!
  • New Construction sales increased 11.5%
  • 1% increase in new listings for sale on the market
  • Expired and Withdrawn listings down for the last 3 years!
  • Pending sales had 31 months of increase but were down 1.3% in January
  • HOMES SOLD FASTER IN JANUARY  ( 23 DAYS FASTER ) than one year ago.

The reality is, the market really NEEDS more homes to sell to home buyers this spring!  Many of my clients are waiting for homes to come on the market so they can buy a home. At the same time many of my sellers are waiting to sell their home for the spring market to 'hit'. What I would say is " It's Here, Let's Sell and Buy" ! 2013 Year End Chapel Hill, Durham, Raleigh Real Estate Wrap Up

It's been a banner year for real estate and our local MLS appraiser, Stacey Anfidsen shares some interesting numbers with us as we closed out 2013 and start a new year of real estate sales in the Chapel Hill, Durham, Raleigh Real Estate market.

In spite of small interest rate increases and only two percent job growth there has been pent up demand all year in our local housing market.

Here are some interesting figures to ponder if you are about to start a home sale or home purchase plan in the new year.

Inventory is at a new low and down 10 % in December of 2013 compared to the previous December 2012.

We've had more new homes sell ( 10 % more actually ) and resale inventory is down 15 %. Good news is we have 12 % more new listings than we did in December of 2012 but they're selling faster and for over list price in many cases with multiple offers.

 

Pending sales - those under contract but not sold yet- us up 18 % for the month of December and up 8% for the 4th quarter. This is a time when our local sales market tends to be traditionally slower over the holidays and break time; but this year people seemed to be out buying and selling homes!

 

Home sales were up 22% last month and 17 % in he  4th qtr- that means more homes that get to contract are closing and there were a lot of happy homeowners! One nice number is the days on market. This dropped from 116 to 78 days, meaning a home was on the market an avg of 78 days before getting an offer.

 

With historically low levels of inventory- Stacey reports only 3-4 months supply- there' been a demand for housing that we are finding hard to keep up with. Houses are selling faster and for more money than this time last year.

Clearly we need our job growth to grow from 2 % to be able to continue in a positive trend and avoid a bubble possibility from returning should inventory get too low.
