Home sales rise 4 % in 2014! I'm sure you saw the local papers announce this news recently, but what caused this ?,and how is the current real estate market looking today?...and more importantly, what could this mean for 2015? Well here are some of my own thoughts mixed in with some information provided by our Triangle Region MLS...

Home sales rise when there is competition for local housing. One reason this can occur is when housing inventory (the number of homes for sale in Chapel Hill or homes for sale in Durham that are on the market at any given time), is low...OR lower than the number of buyers looking for that type of home .

Wait, what did I say? Low inventory could cause this but also a desirable home that many buyers want regardless of inventory? YES! Having a desirable home  in a great location that many buyers are looking to purchase can increase home sales numbers and not just for that one house. AND, they can sell for much faster when this happens.

 

If sellers in a desirable area see neighbors selling for great sale prices with many buyers clamoring to submit an offer, more homeowners will put their home on the market for sale consideration....and that is what has started to happen- although in more limited numbers than in the past, with our Durham home sellers and Chapel Hill home sellers! 

We will have to wait and see if this is the year when a substantial number of homeowners finally put their homes on the market. Inventory is still very low, in fact there were 9.7% LESS listings for sale in the Triangle area in 2014 than in 2013.

This is partly due to the fact that many of these sellers purchased their homes at the top of the market prior to 2006 and still owe quite a lot. Because many buyers are seeking  updated homes and are unwilling to take on " a project house '  homeowners who haven't been able to meet these demands have held off selling their homes. 

Another factor keeping home inventory low is that new construction was more limited than expected. Single family new construction was at about 50 % of normal levels.

The good news for current home sellers or if you are considering selling your home is that it is expected that home prices will continue to rise in line with historic norms in 2015! So if you are considering selling your home in Chapel Hill or selling your home in Durham, Rates should also be stable in 2015 ....and THAT  will allow more buyers to purchase a home !

Well if you were waiting for the flood gates to open on the local Chapel Hill real estate market, or the Durham Real Estate market- get your paddles and boats! We are swimming in new listings and home sales!

After  a record-breaking 39 month decreased inventory we have finally had in an increase in homes for sale in Durham, and homes for sale in Chapel Hill. While it may be conservative, a 2 % increase in price is nothing to scoff at. Home sellers are finally realizing some equity if they bought in the mid 2000's and can now look at buying a great Chapel Hill  home or a great home in Durham!

 

Inventory is up 5 %from last year at the time and 4 % from April....and with so many more buyers looking now, pending sales increased in May 15%! That's an amazing figure! Home sales increased 24% over April and 4% from May of last year. This makes so much sense when you track the showing figures and trends the way I do for my clients!

We have had the highest # of showings  in May  since 2010! This completely explains why we have been able to bring multiple offers to our sellers on many occasions recently...and experts agree with me that the season has been extended several months later than usually we would have because of the longer & colder winter....and what does that mean to you and me??? Several more great months to buy and sell a home!

 

 

 

 

 

 

What do Masha  and Andfidsen predict for June's stats...With more inventory slowly coming on the market the better priced homes should receive offers from the increased number of buyers looking to make that summer purchase! Check back next week for an update on the Summer Real Estate Market!

It's really true when you hear me say, I need more homes to sell...and I'm likely not the only one saying this. My buyers who want to purchase a home have not been able to find that many homes to buy...sellers just haven't put their home up for sale - just yet. They are still searching for a home. Are you interested in finding a home? Searching for a home? Then you know what I'm speaking about!

Last year, 2013, saw double digit drops ...so single digits means the inventory supply got better! It's good news for the local Chapel Hill-Carrboro real estate, Durham real estate, and Cary-Raleigh real estate markets! Home sales have slowed hoping for home sellers to sell their home.

Local MLS figures show Orange County ( where Chapel Hill and Carrboro  are located ) had a -4.4% drop in new homes on the market and that the avg sale price increased 4% to just over $300,000. One could say that if you wanted to sell your home, you could  be selling for a little more...thanks to the lack of supply...and figures show that is what is happening....

Inventory has only increased 2.1% since this same time in 2013. Part of this is due to very low job growth in the "Triangle" area - and part is the result of the toughest winter North Carolinians have seen in decades! 

With so many buyers just starting to look for a new home, we really do need more homes to sell!

Factors that helped spur a widespread real estate market recovery in our Chapel Hill, Durham, & Raleigh Real Estate Sales will most likely continue in 2014 - although at a more moderate pace - say experts. That's a great thing since the market is returning to a stable, healthy state. 

Area appraisers, local newspapers, and our local MLS are reporting between 11% -14% rise in home sales from January 2014 over this same time in January 2013. No one is expecting the Triangle housing market to have another year like 2013 which saw a 24% increase in home sales ( mostly due to pent up demand ). Most expect double digits to continue to occur but decrease as the year progresses.

Any idea why that would occur? Our local job growth has been growing at 2-3% and that doesn't make an easy correlation to high double digit home sale growth. We need more jobs to spur on home sales, and frankly, we as Chapel Hill Real Estate Brokers or Durham Real Estate Brokers have had a low inventory of resale homes to sell. Until recently even New Homes in Chapel Hill and Durham, ( Raleigh and Cary too ) have been very limited. The good news is new home construction is picking up and that means more inventory to sell! 

There were just 6,435 homes for sale at the end of January in Durham, Orange, Wake and Johnston counties. That is down 16% since October and off 7% from the same time last year.  What does that mean to you and me as your  Realtor, buyer?  Lack of inventory means homes are more desirable when they are priced right and in good condition; they sell fast and oftentimes with competing offers. What does that mean for me as your Realtor, seller ? They sell for more and they sell faster! In fact, the avg home in the Triangle sold 23 days faster ( 85 avg days on the market ) than one year ago ( 115 D.O.M )! Prices will rise and eventually more sellers in Durham, or sellers in Chapel Hill, will offer their homes for sale.

One last note about inventory, Pending home sales were down 1% & showings were down in January by similar numbers. This is the first time in 31 months that we saw any decline in contract homes for sale. Local Appraiser Stacey Anfindsen attributes this partly to lack of inventory, but notes our recent extended inclement weather ( yes, the SNOW, beautiful as it is ), kept buyers and their Realtor- Brokers from actually touring homes and deciding which ones to buy! Now that the weather is giving us something more palatable - although still cold temps - we should see more showing activity in the coming weeks.

 

 

 

 

Here are some figures of interest noted by Anfindsen:

  • January 2013-2014 inventory of homes dropped 9%
  • Closed Sales ( SOLD ) between 11-14% in January; up 24% from 2013!
  • New Construction sales increased 11.5%
  • 1% increase in new listings for sale on the market
  • Expired and Withdrawn listings down for the last 3 years!
  • Pending sales had 31 months of increase but were down 1.3% in January
  • HOMES SOLD FASTER IN JANUARY  ( 23 DAYS FASTER ) than one year ago.

The reality is, the market really NEEDS more homes to sell to home buyers this spring!  Many of my clients are waiting for homes to come on the market so they can buy a home. At the same time many of my sellers are waiting to sell their home for the spring market to 'hit'. What I would say is " It's Here, Let's Sell and Buy" ! Raleigh One of Leading Tech Hubs in the World

The world is a big place, but you already knew that.

What you may NOT have known is that North Carolina is home to one of the world's top emerging tech hubs (notice that we said WORLD, not nation).

According to TheNextWeb.com, Raleigh, NC is among "eight cities where technology's influence is growing by the minute, and the world should start paying close attention." The list that we all should be paying close attention to is pretty impressive, especially since Raleigh is the only city representing the USA (and it's right here in our back yard!).

Excluding Raleigh, the list includes Eindhoven, Netherlands, Pune, India, Nicosia, Cyprus, Dublin, Ireland, Hong Kong, China, Malmo, Sweden, and Tel Aviv, Israel.

So how did Raleigh manage to be among these elite eight? There are several reasons, actually.

First, Raleigh is highly attractive to university graduates and technology companies due to its short commutes, housing affordability, and a notable title of being the number one city in the US for young families.

Second, the past twenty years have brought Raleigh the recognition of "third-highest job growth and second-highest population increase in the country."

And third, Raleigh teams up with Chapel Hill and Durham to be part of the North Carolina Research Triangle, which is one of the nation's leading research parks. RTP boasts greatness in the IT and biotechnology fields and houses such companies as IBM, Cisco, Sony Ericsson, and much, much more.

It's hard to believe that Raleigh, OUR Raleigh, is one of the most technologically advanced cities in the world....but it's true!

2013 Year End Chapel Hill, Durham, Raleigh Real Estate Wrap Up

It's been a banner year for real estate and our local MLS appraiser, Stacey Anfidsen shares some interesting numbers with us as we closed out 2013 and start a new year of real estate sales in the Chapel Hill, Durham, Raleigh Real Estate market.

In spite of small interest rate increases and only two percent job growth there has been pent up demand all year in our local housing market.

Here are some interesting figures to ponder if you are about to start a home sale or home purchase plan in the new year.

Inventory is at a new low and down 10 % in December of 2013 compared to the previous December 2012.

We've had more new homes sell ( 10 % more actually ) and resale inventory is down 15 %. Good news is we have 12 % more new listings than we did in December of 2012 but they're selling faster and for over list price in many cases with multiple offers.

 

Pending sales - those under contract but not sold yet- us up 18 % for the month of December and up 8% for the 4th quarter. This is a time when our local sales market tends to be traditionally slower over the holidays and break time; but this year people seemed to be out buying and selling homes!

 

Home sales were up 22% last month and 17 % in he  4th qtr- that means more homes that get to contract are closing and there were a lot of happy homeowners! One nice number is the days on market. This dropped from 116 to 78 days, meaning a home was on the market an avg of 78 days before getting an offer.

 

With historically low levels of inventory- Stacey reports only 3-4 months supply- there' been a demand for housing that we are finding hard to keep up with. Houses are selling faster and for more money than this time last year.

Clearly we need our job growth to grow from 2 % to be able to continue in a positive trend and avoid a bubble possibility from returning should inventory get too low.

Buyers Agree NOW is the Time to Act

I'm seeing a lot of articles and posts from colleagues across the country and they all seem to be saying the same things...1. Houses are selling and faster than in previous years; and 2. Inventory is limited and that's starting to cause a shift over to a more favorable seller's market.

A recent article by Trulia, Inc released results of a survey that described common homebuyer mistakes.

Nearly 3/4 of those buyers also said that now is the time to buy- don't wait! One factor that is influencing them to say "NOW is the Time to Act"- Rising Home Prices. Other factors have led us to a 12 year inventory low, and this creates a seller's market! What this means is that IF you have to buy a home, you may have to compromise more than in previous years- or you may have to settle on a home that you don't love if you wait.

 

Here are some Home Buyer Regrets noted by The Welcome Home! publication-

I wish I chose a larger home 34%

I wish I had done that remodel- renovation 27%

I wish I had more information about the home (#1 Reason for working with Masha ) 22%

I wish I had made a larger down payment 18%

I wish I had been more financially secure before deciding 16%

It's a new year and I am definitely seeing more sellers getting prepared to make their  homes available for sale. Since so many buyers have been trying to wait it out, I suspect that homes will sell fast!

Ringing in the New Year with....Price Increase in Stamps?

While most of us are honing in on our New Year's Resolutions, what may not be on the top of your mind is what the US Postal Service has planned starting at the end of this month. ... 

The US Postal Service announced several new price changes that will be effective January 26, 2014.

1. First Class stamps will increase in price from 46 to 49 cents.

2. A 21 cent increase will apply for letters weighing over an ounce. 

3. International letters will cost $1.15.

4. Postcards now cost 34 cents to send.

So why this sudden increase in stamp prices just in time for the New Year?

According to Tom Carper, Homeland Security and Governmental Affairs Chairman, "The US Postal Service continues to face serious financial challenges and is looking for ways to improve its dire fiscal situation."A postage stamp price increase help defray cost...somewhat.

Board of Governors Chairman, Mickey Barnett, states that "of the options currently available to the Postal Service, increasing postage prices is a last resort that reflects extreme financial challenges." Barnett goes on to say that "if these financial challenges were alleviated by the timely enactment of laws to close a $20 billion budget gap, the Postal Service would reconsider its pricing strategy."

This 5.9% increase in stamp prices is hopeful to bring in $2 billion for the Postal Service.

So, a friendly reminder from Masha Halpern & The Smart Move Team....Be sure to buy as many "forever" stamps as you can NOW before the 3 cent increase on January 26!

UNC Ranks No. 1 Value in America for Public Education

Amazing news coming - but no surprise here. UNC-CH has been ranked as THE number one value in Public higher education ...and here is the amazing part...They have consistently ranked them as number one for 13 consecutive years!!

Ranking by how they combine education and affordability, Kipplinger's notes in their February issue, that UNC was the ONLY school on their list to meet 100 percent of a student's financial need. With today's sky high sticker prices and rising student debt, UNC was also designated by the magazine to be "Best in Class" for lowest percentage of students who borrowed and also top of the list for "out-of state value".

Measures of standard used by the magazine included admission rate,the percentage of students returning their Sophomore year, student-faculty ratio, and the four-year graduation rate. Coming in second, third and fourth were UVA, Florida, and The College of William and Mary.

The quality of life just cannot be beat; and it's one more reason I like calling North Carolina "HOME"!
